1. Technical Specifications
In the bidding process, the technical proposal plays a critical role, especially for complex and challenging projects. Owners impose strict requirements on technical bids, where a single point in the technical evaluation can equate to millions in the commercial bid. So, what role does BIM technology play during the bidding stage? How can technical standards spark interest and gain recognition from expert evaluators? (Keep an eye on architectural technology—you might discover unexpected insights every day.)
1. Collision Detection: Minimizing Rework, Saving Time, and Reducing Construction Costs
The most intuitive advantage of BIM is its 3D visualization capability. By leveraging BIM’s three-dimensional technology, collision detection can be conducted during the early and mid-stages of construction. This process optimizes project design, reduces errors, losses, and the need for rework during construction, accelerating progress and lowering costs for owners. For one bidding project, we utilized Luban BIM technology for collision detection. When we presented the collision report along with comprehensive pipeline optimization solutions, the owner highly appreciated our technical approach, which significantly increased our technical score.
2. Virtual Construction: Anticipating Challenges and Offering Practical Solutions
Using BIM’s 3D visualization combined with time-based modeling, the collision-optimized 3D pipeline plan can be showcased through construction simulations. This helps identify key and challenging parts of the project, enabling the development of detailed construction plans tailored to site conditions and national regulations. Animated models allow bid evaluators—and even non-engineering stakeholders—to easily understand various project issues and scenarios related to the construction plan.
3. Enhancing Safety and Civilized Construction Planning
Within the BIM model, safety barriers are placed at hazardous locations such as openings, edges, and elevator shafts. Before construction begins, safety briefings are delivered visually and intuitively to construction personnel, increasing awareness of risk zones and ensuring there are no safety incidents during the build.
4. Streamlining Material Usage and Transportation through BIM
BIM is more than just 3D visualization; it is a 6D linked database. Utilizing the established model, material usage can be accurately calculated by region and component. This facilitates precise, point-to-point material delivery, ensuring all materials arrive at once, reducing secondary handling, and improving coordination across all processes—ultimately speeding up construction progress.
5. Delivering BIM Models for Operation and Maintenance to Support Owner Management
Upon project completion, a BIM data database is handed over to the owner, functioning as a 6D linked database. This allows the owner to quickly retrieve relevant information under various parameters, greatly enhancing property management capabilities.
In summary, BIM adds significant value to both commercial and technical bids during the bidding phase. However, BIM is not just a bidding gimmick; owners seek real value from its application. Winning the bid is only the first step. Construction teams must focus on effectively using BIM throughout the construction process to save time and costs while improving building quality.
Prefabricated Structure II: Commercial Proposal
Bidding units typically allow 15 to 20 days for construction companies to prepare bids. Traditionally, this timeframe is insufficient for a thorough review of bid quantities. Usually, prices are grouped based on quantities, and only after obtaining the total price can discounted quotations be offered. With BIM, fast and accurate quantity calculations become achievable. For example, our company applied Luban BIM technology in a bidding project. Through collaborative efforts, we completed the quantity takeoff for a 100,000-square-meter project within 7 to 8 days. The accurately measured quantities were then compared with the bid quantities, sorted by percentage difference, and the results were used as supporting documents.
1. Imbalanced external quotations that “reserve” profits;
2. Internally, cost estimates and total price discounts are now data-driven, no longer relying solely on experience or brainstorming.
