How BIM Is Applied: A Step-by-Step Overview

Many students often ask: How should BIM be effectively applied in a project? Today, I will summarize the BIM application process based on my personal experience with various projects, hoping this will be helpful to everyone.

Step 1: BIM Software Modeling

Using architectural, structural, plumbing, and electrical drawings provided by the client or owner, create accurate and detailed models with the appropriate BIM software. Ensuring precision during the modeling process is essential.

Step 2: Drawing Review

While modeling with BIM software, the visualization feature allows real-time identification of issues within the design drawings. This enables timely communication and resolution. Utilizing BIM’s ability to generate drawings and automatic reports, submit a drawing review report to the client for addressing any problems.

Step 3: Collision Check

After creating BIM models for disciplines such as architecture, structure, plumbing, and electrical systems, use specialized software to perform clash detection. Identify conflicts between different disciplines and generate a summary report of these clashes to guide early modifications or construction instructions. A key focus here is reserving openings in the same location and coordinating clashes among various components.

Step 4: Quantity Takeoff

The BIM model contains comprehensive information about all components, including size, quantity, and cost. Exporting a component list directly from the BIM software provides material usage data, which can then be analyzed alongside the preliminary budget. This helps control material allocation effectively and reduces costs.

Step 5: Construction Simulation

By creating a BIM model specifically for construction simulation, you can visualize construction processes, methods, and identify critical or challenging points in advance. This allows the development of detailed construction plans to minimize rework and material waste. For complex nodes, visual simulation combined with BIM’s detailed lists accurately reflects material requirements, aiding in cost control through precise material requisition.

Step 6: 3D Visualization and Disclosure

BIM software’s 3D visualization simplifies the complexity of traditional 2D drawings. It clearly presents complex nodes, construction challenges, and key points in a three-dimensional format. When paired with drawings, the construction plan becomes more straightforward, improving communication and efficiency among construction teams. This also helps all stakeholders better understand construction details and facilitates timely team reviews and verifications.

Step 7: Progress Simulation

Leveraging BIM’s scalability and integrating 4D (time) elements creates a 4D BIM model that enables real-time monitoring of project progress. This supports schedule preparation, provides up-to-date status of each task and procedure, and helps manage site progress and safety effectively.

Step 8: Communication and Collaboration

BIM models offer enhanced visualization over traditional 2D drawings, along with parametric capabilities that embed relevant data into building components. This facilitates better communication among project members, allowing issues to be identified and resolved before construction begins. As a result, discussions and decision-making become more intuitive, boosting overall work efficiency.

Step 9: Construction Site Layout

Incorporate environmental and site information into the BIM model to perform dynamic site simulations. This visualization clearly shows the relationships between static structures and optimizes site layout, including material storage, vehicle access routes, and the interaction between personnel and machinery. It also highlights high-risk areas, improving site management efficiency and reducing safety hazards.

Step 10: Create a Promotional Video

Summarize all BIM-related work completed in the early stages and showcase the results. Develop promotional and presentation videos based on the BIM models and the key highlights of construction control to effectively communicate project achievements.

In conclusion, this overview of the BIM application process is based largely on my own work experience. While seasoned professionals and established firms may already be familiar with these steps, I hope this article helps establish a clear understanding of the process sequence for everyone.
