Understanding BIM and the Advancements of BIM 4D

Today, we will discuss Building Information Modeling (BIM) and BIM 4D. In recent years, BIM has gained significant importance in the construction industry. Beyond the traditional delivery of 3D models, it is now common to provide comprehensive schedules integrated with these models. However, in domestic applications, 4D BIM is often limited to linking 3D models with simple schedule items, without clear guidelines or explanations regarding the requirements for scheduling content.

BIM refers to the digitization of information and the application of tools throughout the lifecycle of construction engineering projects. It involves creating and maintaining building facility products using computer simulation to assist in managing various stages such as planning, design, construction, operation, and maintenance. Broadly speaking, BIM can be seen as a digital 3D model of a building, encompassing a structured dataset that describes both form and meaning—known as the Building Information Model. It can also be regarded as an activity: the process of creating such a model, often called building information modeling. Alternatively, BIM can refer to a system; if the construction industry adopts BIM as a new business system model, it may be termed building information management.

Based on the development level of Level of Development (LOD) commonly used in BIM modeling in China, this article analyzes the necessary work items, project classifications, and project linkage components required when a project demands 4D simulation. A building case study is used to evaluate its applicability. The findings indicate that to perform a complete 4D simulation based on BIM models, the arrangement of traditional scheduling items in China must be significantly modified.

As BIM becomes more widespread in the construction industry, related challenges have arisen. Among these, the most debated questions are what information should be delivered to the project owner and how it should be conveyed at each project stage through the building information model. Currently, most discussions or delivery standards focus primarily on 3D model delivery, with limited attention given to 4D delivery. When BIM concepts and technologies are introduced, 4D delivery is actually more critical to the overall project than 3D model delivery alone. Presently, 4D simulations are produced by combining the work of professional draftsmen, who create 3D models, with experienced schedulers, who develop progress schedules. The integration of these two sources of information forms the 4D simulation.

BIM represents a new approach to managing engineering operations and communication throughout the entire lifecycle of a construction project, covering planning, design, construction, operation, and maintenance phases. It employs 3D visualization and digital tools to facilitate information exchange and integration, addressing the limitations of traditional 2D drawings and minimizing the number of communication interfaces among different disciplines involved in the project.

Large-scale construction projects involve diverse professional disciplines and detailed divisions of labor, which can lead to numerous interfaces, communication breakdowns, fragmented information, or insufficient data transfer. Implementing BIM concepts and technologies for visualization and information sharing can improve the quality of public works, reduce costly errors and rework, shorten construction timelines, enhance cross-disciplinary integration, and better manage communication interfaces.
