Understanding the Key Characteristics of BIM

This leads to significant improvements in architectural design quality and efficiency, as well as overall project performance, while substantially reducing costs. Integrating BIM starting from the architectural design phase enables faster, more efficient, and precise construction execution. It also facilitates better coordination among related projects, reduces documentation errors, shortens construction schedules, and lowers expenses, resulting in more comprehensive design cost management.

Moreover, BIM corresponds to the entire building lifecycle—beyond just design and construction. It effectively supports the operation, maintenance, and facility management of completed buildings, contributing to ongoing cost savings.

As is well known, construction projects generate vast amounts of graphical and textual information throughout their lengthy lifecycles. To handle this diverse and complex data and boost construction efficiency, full digitization is essential. In today’s information society, widespread internet use and the digitalization of information have brought tremendous benefits, but also challenges related to information standardization. Without unified standards, data quickly extracted and transmitted over networks faces bottlenecks during retrieval and operational use, which significantly hampers overall efficiency.

Therefore, the future of information management in the construction industry lies in applying the latest information technologies and industry-wide standards. By introducing BIM early in the design phase, the entire workflow can be fully connected. This enables digitization of all critical information across the construction project lifecycle, with seamless sharing through computer networks and database technologies. Stakeholders involved in every stage—from upstream to downstream—can maximize their expertise, rapidly integrate resources, shorten project durations, reduce costs, and enhance quality and productivity.

The main characteristics of BIM can be summarized as follows:

1. Creating a single, digital BIM model in three-dimensional space that serves as the source for all building-related information. This data is stored digitally in a database, allowing for easy updates and sharing.

2. Establishing strong and consistent links between design parameters, so that any changes are immediately reflected across all related elements, improving project efficiency and accuracy.

From these points, it’s clear that integrating BIM into workflows fundamentally transforms computer-aided design. BIM enables 3D modeling through parameter correlation technology, emphasizing digitalization and parametric design. It offers continuous and immediate project design control, detailed documentation, and cost-related insights.
