Recently, the Lanzhou Land and Resources Bureau announced that a 22-acre commercial and residential plot in Jiaojiawan, Chengguan District, was listed for sale starting June 6th. Given the location and size, it is anticipated that this land will be developed into the China Railway Construction Cloud Mansion.

Additional Requirements: Affordable housing must be constructed according to Lanzhou city standards for publicly available land; one preschool facility is also required.

Location of G1335
The G1335 site was formerly occupied by the 6413 Machinery Factory. In March 2014, the land was acquired and reserved by the Lanzhou Municipal Government Reserve Investment Center in accordance with the Land Management Law of the People’s Republic of China. This was approved via the “Notice on the Withdrawal of the Right to Use State-owned Construction Land for Reserve Projects” (Lanzhou Government Reserve Land No. AI-B_SC0_8). The land parcel covers 23.736 acres, and China Railway 22nd Bureau obtained pre-qualification for mature land plots in April 2014.

The China Railway Construction Cloud Mansion project—originally named Jiaojiawan International CBD Commercial Center—is an investment and development by China Railway 22nd Bureau. It was also a contracted project for the 21st Lanzhou International Fair. This marks the bureau’s first venture into the Lanzhou market, aiming to create a mid- to high-end comfortable community.
The project spans 15,824.2 square meters, with a floor area ratio of ≤ 3.6 and a building density ≤ 22%. It plans to establish a smart community centered on six key system services: cloud healthcare, cloud community, cloud property management, cloud security, cloud home, and cloud fitness.
China Railway Construction Cloud Mansion Pioneers BIM Technology to Create Lanzhou’s First Cloud Community
A key highlight of the China Railway Construction Cloud Mansion is its pioneering use of Building Information Modeling (BIM) technology, a revolutionary advancement in construction industry information management.

BIM technology, or Building Information Modeling, uses comprehensive construction project data to create detailed digital models that simulate real-world building information. Its five key features are visualization, coordination, simulation, optimization, and graphing.
In China’s national real estate market, leading developers and large-scale public or super high-rise projects widely adopt BIM to ensure high construction quality and deliver superior buildings. Despite its growing global use, BIM remains relatively new in Lanzhou.
Notably, many iconic works by renowned architect Zaha Hadid, such as the Youth Olympic Conference Center, have integrated BIM technology.
BIM is applicable throughout all project phases—from planning and design, through bidding and construction, to sales, completion, and ongoing operation and maintenance. It represents a second wave of information technology revolutionizing the construction industry.
The adoption of BIM in the China Railway Construction Cloud Mansion pilot project will be a milestone for Lanzhou’s real estate and construction sectors, setting new standards for quality and innovation.
