With the rise of reverse engineering design logic and modular design methods, Shenzhen Jiaxie Residential Decoration Research Institute (hereafter referred to as the “Decoration Institute”) not only delivers comprehensive residential decoration solutions but also sets the future direction for real estate companies in the decoration era. Today, the trend of high-end decoration is sweeping across China, while long-term rental apartments are emerging as a powerful new sector. The impact of real estate policies is clear, making cost reduction and turnover improvement key priorities for housing industry chains nationwide. These challenges are central to the advancement of China’s housing industrialization.
On October 16th, the “2018 Fine Decoration Housing Industry Innovation and Practice Excellence Conference” was launched by the United Construction Institute and USIZE (Ushe Residential Industry Technology). The event was also supported by the China Building Standards Design and Research Institute, Japan’s Urban Lifestyle Research Institute, Germany’s Braun, Poly Hejia, Yanyutang, Sailavi, 3D Home, Fengyu Technology, Pinzhai, Shanghai Youge, Renhao Home, and others. Held at the Shenzhen Furniture Industry Association headquarters, the conference united industry leaders to explore breakthroughs in the fine decoration era.

Leading the Trend: New Residential Industrialization Logic from Fine Decoration Institutes
Also on October 16th, the “2018 Decoration Housing Industry Innovation and Practice Excellence Conference,” co-hosted by the Decoration Institute and USIZE, was held with great success at the Shenzhen Furniture Industry Association. This gathering brought together key players across the residential industry to explore solutions that break through the limitations of the current decoration era.
After years of collaborative research and practical application with real estate firms focused on high-end housing, the Fine Decoration Institute introduced a new residential design logic model along with a grid design method. These innovations are rooted in reverse engineering design logic and modular design techniques, further enriching the theoretical framework of China’s residential industrialization.
However, advancing China’s housing industrialization requires more than just logic, theory, and methods—it demands robust support from technology, capital, and integrated industrial chains. In line with the new logic model, the Fine Decoration Institute partnered with 3D Home to develop a large-scale 3D cloud design system tailored specifically for real estate enterprises. This system addresses challenges such as the lack of backbone in traditional building BIM systems and mismatched solutions for integrated fine decoration components. It enables a fully parameterized, dynamic fine decoration design experience that can be customized by style, function, and cost. This empowers real estate companies to make rapid, precise decisions and maintain comprehensive control in an increasingly competitive market.
Today, the Fine Decoration Institute stands as a recognized professional research institution in residential industrialization. Leveraging USIZE’s component manufacturing and service modules, it integrates the lifestyle insights of Japanese housing master Sadao Tsuchiya, the industry chain investment expertise of China International Trade Fund, IT technology from 3D Home, prefabricated kitchen and bathroom components from Germany’s Braun, and the furniture production capabilities of Renhao Home Furnishings. This comprehensive collaboration allows the Fine Decoration Institute to provide not only upstream residential design and theoretical systems but also turnkey fine decoration solutions. The high-end decoration courtyard of the future will be a driving force for China’s housing industrialization, a catalyst for orderly industry development, and a trendsetter empowered by the high-end decoration era.

Dancing Together: Embracing the Sharing Economy in the Residential Industrialization Era
Building on the design logic model introduced by the Fine Decoration Institute, the concept of “joint design” has become an industry-wide consensus, breaking down barriers between architecture, interior decoration, components, and soft furnishings. With the rise of prefabricated and EPC (Engineering, Procurement, and Construction) models, a “sharing economy” unique to the fine decoration era has emerged.
Alongside the Fine Decoration Institute, the China National Building Standards Design and Research Institute, Tugu Zhenxiong, real estate developer Poly Hejia, designers Yanyutang, Sairavi, and 3D Home, interior decoration companies Fengwu Technology, Pinzhai, Shanghai Youge, and component manufacturers such as German Braun and Renhao Home participated in this innovation and practice sharing event. They shared valuable insights on topics including “Intelligent Life Companion – Poly’s Development of Fine Decoration Ecological Platform,” “Disassembly: Competitiveness of Residential Fine Decoration Products,” “Innovative R&D Ideas and Future Trends of Finished House Fine Decoration Design,” “Fine Decoration Editor,” “Innovative Application of Prefabricated Decoration Technology in Apartment Products,” and “The Future is Here: Prefabricated Technology Promotes New Gameplay in Apartment Decoration.” These discussions provided critical wisdom and momentum for advancing China’s residential industrialization.
In recent years, the Fine Decoration Institute’s service projects with major real estate companies have been supported by various enterprises across the horizontal industry chain. As leaders in their respective fields, these companies continue to play a vital role in promoting China’s housing industrialization.

Building Dreams: Innovation and Practice at the Shenzhen International Fine Decoration Housing Exhibition
This event serves as both a knowledge celebration for residential industrialization and a journey toward industrial advancement. Scheduled for March next year, the Shenzhen International Fine Decoration Housing Exhibition has become an essential platform for China’s residential industrialization innovation and practice, attracting professionals from across the national residential industry chain.
The 2019 exhibition is co-curated by Guan Yongkang, President of the Fine Decoration Institute; Wei Xi, Vice President of the Prefabricated Architecture Research Institute at the China Building Standards Design and Research Institute; and Japanese residential master Sadao Tsuchiya, who will also be presenting on stage. USIZE, German companies like Braun, Fengwu Technology, Pinzhai, Shanghai Youge, Yanyutang, and Sailavi will be participating in the exhibition’s full residential showcase. Attendees eagerly anticipate the new ideas that will emerge from competitions such as the 18-square-meter Sino-German PK, the container micro-apartment challenge, and the Sino-Japanese prefabricated integrated housing contest.
As China’s housing industry enters its “second half,” the question remains: where will the industry head next? This gathering of influential leaders—pioneers, decision-makers, and operators in prefabricated housing—combined with big data, case studies, and diverse perspectives, has addressed cutting-edge topics such as customer profiling, spatial distribution, prefabricated buildings and interiors, integrated design, and quality living environments. Together, they are shaping and accelerating the arrival of China’s residential industrialization era.
