How BIM Enhances Efficiency and Growth in Design Firms

Globally, the driving force behind Building Information Modeling (BIM) primarily comes from governments and property owners, and China is no exception.

What distinguishes Chinese design firms is their response to the rapid economic growth and the vast potential of the design market. Many leading firms aim to leverage BIM to strengthen their competitive edge, seeking greater profits in future market competition. This trend will inevitably influence other design companies, as BIM is set to become the essential foundation for securing fair returns—no longer just an added bonus. In this context, the question shifts from “How can BIM bring benefits to design companies?” to “How can design companies avoid missing out on reasonable benefits without BIM?”

Many design firms complain that clients are reluctant to pay extra for BIM services. From a client’s perspective, if BIM is only used to improve design efficiency and quality, why should they bear additional costs? While some clients may invest in BIM due to forward-looking considerations, relying on this as a sustainable revenue model for design companies is unrealistic. Since BIM has triggered a fundamental reengineering of the engineering workflow,

design companies must focus on two key aspects:

First, BIM will gradually become the basic threshold for design companies to provide services to clients.

Second, design firms must pursue benefits through innovative service models.

For example, the rich information generated by BIM, which traditional 2D methods cannot provide, encourages design firms to transition from offering simple design services to delivering comprehensive “general contracting” services. Therefore, BIM does not operate separately from design services to generate isolated profits; instead, it enhances and multiplies the value of design services. For design companies, BIM’s benefits are not merely additive but exponential.

Specifically, design companies should prioritize the following strategies:

Benefit-oriented approach:

1. Within peer groups—especially those at the same level and region—capitalize on the advantages of the BIM design model. This includes enterprise BIM standards, processes, and personnel capabilities. Actively showcase BIM strengths in high-value key projects, use BIM to gain bidding advantages, or provide clients with reasons to avoid competitive bidding, thereby securing more lucrative contracts.

2. Build a comprehensive service team centered around BIM. Transform the additional outputs generated by the BIM design approach—such as construction drawings that verge on detailed design, more precise material quantity estimations, and more intuitive construction management methods—into tangible benefits.

3. Establish BIM as a core brand identity for the firm, convincing clients that BIM ensures greater reliability in meeting their needs and delivering project services successfully.
