BIM technology should be utilized in various aspects of cost management, including cost planning, progress information integration, contract budget cost calculation, comparison of three calculations, cost accounting, and cost analysis.
In the application of BIM for cost management, cost plans can be established and cost management models created by using detailed design models or prefabricated machining models, along with inventory specifications and consumption quotas. This process allows for the calculation of contract budget costs and the integration of progress information, enabling regular comparisons, adjustments, cost accounting, and analysis (as illustrated in the image below).
When determining the cost plan, it is recommended to use a detailed design model or a prefabricated processing model, in accordance with the relevant standards. Specifically, section 10.2.2 advises establishing the construction budget first and then determining the cost plan based on it.
Creating a cost management model requires adjusting the imported detailed design or prefabricated processing model to meet cost management requirements.
For progress information integration, additional progress data should be linked to each component model element. The contract budget cost can be calculated based on the construction drawing budget, and cost accounting and analysis should be performed on a weekly or monthly basis.
It is also recommended to conduct regular comparisons—weekly or monthly—between actual costs, budgeted costs, and contract revenue. Based on these comparisons, appropriate corrective actions should be taken to ensure effective cost control.
