The Importance of BIM in Managing Residential Facility Operations and Maintenance

Maintaining and managing residential facilities has always been a challenging and complex task. Traditional methods often suffer from incomplete communication and issues such as lost or tampered records. With the advancement of BIM (Building Information Modeling) technology in the civil and construction industries, it is now possible to apply BIM during the maintenance phase of a building’s lifecycle. The key features of BIM include presenting and simulating building projects through 3D models, as well as sharing engineering information within these models. Today, we will explore the importance of BIM in the operation and maintenance of residential facilities.

Among all stages of a building’s lifecycle, the usage and maintenance phase is the longest and most closely connected to daily life. Regular upkeep and management of building facilities are essential to ensure their proper operation and effectiveness. However, most construction companies only provide homeowners with building drawings and weak current equipment diagrams upon handover, often without complete documentation of all facilities. Maintenance records are frequently kept on paper, which is time-consuming, labor-intensive, and costly. This approach increases the risk of data loss and incomplete information, leading to communication problems and delays in facility operations. Even with the adoption of computers and facility maintenance management systems, real-time access to facility diagrams and attribute information remains difficult, limiting users’ ability to make prompt decisions.

BIM technology offers valuable assistance in civil engineering and construction, especially during the maintenance phase of a building. It enables the presentation and simulation of building projects in 3D, allowing for enhanced sharing of engineering information. While BIM is widely used in design and construction phases and has gained public acceptance, its application in operation and maintenance is still emerging. Currently, BIM has not been widely adopted for residential facility maintenance and management. Additionally, the diverse resident population means that not all users may understand or accept BIM technology.

Nowadays, as BIM becomes common in design and construction, a new challenge arises when construction companies hand over BIM models to buyers during property transfer. It is uncertain whether users possess the skills to operate these BIM models and apply the technology effectively for facility maintenance and management. Moreover, the 2D spatial facility and equipment diagrams provided by construction companies can be difficult for residents without engineering backgrounds to interpret. Using BIM’s 3D visualization capabilities can help users better understand facility layouts and information. However, even with such assistance, some users may still struggle to operate BIM models or fully grasp the facility details.

Applying BIM technology to residential (indoor) facility management can greatly aid users in maintenance and repair tasks. It not only enhances the quality of building usage but also improves the overall integrity and comfort of the living environment. That concludes our discussion on the significance of BIM in residential facility operation and maintenance. We hope this information proves helpful to everyone.
