The Impact of BIM During the Construction Phase

In China, Building Information Modeling (BIM) is primarily applied in construction through simulation, clash detection, and experience documentation. The integration of BIM during the construction phase has significantly addressed issues like rework, material waste, and disorganized equipment placement that are common in traditional workflows. Today, I will share insights on the role of BIM in construction by combining my personal experience with real-world examples.

First, BIM models can be analyzed and incorporated into detailed reports, which greatly enhances risk management and quality control on construction sites. Experienced workers know that construction quality and risk assessment have traditionally been abstract concepts, relying mostly on 2D drawings or inconsistent digital reports. These reports tend to be formal but lack detailed information, unintentionally creating quality risks. With BIM technology, it becomes possible to convey complex information visually through 3D data models, which are far easier to interpret than traditional 2D plans.

Furthermore, construction teams can access real-time site information through mobile devices, allowing instant identification of issues and timely communication with designers or contractors. This capability reduces risks, improves work quality, and boosts on-site safety.

Second, progress tracking is a major concern for construction teams, especially in China. Traditionally, progress updates are often based on subjective experience and paperwork, making it difficult to accurately reflect actual status. The limitations of 2D documentation hinder clear communication of progress details.

By adopting BIM, the 3D model can be extended into the fourth dimension—time—enabling dynamic progress simulations. This allows teams to visualize project milestones, adjust schedules proactively, and manage the workflow precisely. As a result, it helps avoid rushed or wasted efforts, ensuring smoother project delivery.

Finally, cost control is a critical issue in the highly competitive construction industry. Companies must not only demonstrate strong capabilities to survive but also strive to maximize profits while minimizing expenses for owners. Traditional cost management often depends on reports and brainstorming sessions, which are insufficient for effective control. This sometimes leads to cost-cutting measures that compromise quality or intentional project delays to increase revenue.

With BIM technology, a comprehensive 3D digital model incorporates detailed material requirements, simulates construction challenges, and highlights key focus areas. This enables strict monitoring of resource input and output. BIM also offers multiple design and placement options, helping construction teams identify the most economical and practical solutions.

In summary, these are some of the key benefits of BIM in construction. Beyond what I’ve discussed, BIM also supports secondary detailing, enhanced visualization, and can improve bidding success rates. While I won’t cover these topics here, I hope this overview provides a clear understanding of BIM’s transformative role in modern construction.
