1. Project Introduction:
The Kerry Centre is located on King’s Road in North Point, Hong Kong, and serves as the headquarters building for Kerry Properties. The structure includes 32 floors above ground and 4 basement levels, offering 47,500 square meters of above-ground floor space. This Grade A office building also features an underground garage. Kerry Properties and its key subsidiaries, including the Shangri-La Hotels Group, occupy the upper floors.

2. BIM Tasks:
The design phase for the Kerry Centre spanned from early 2007 to late 2008. During the latter stages, the project owners began exploring Building Information Modeling (BIM) and aimed to use this landmark project as a pilot to introduce BIM technology.

BIM was integrated during the bidding phase, where modeling was based on the bidding drawings. The goal was to identify design conflicts early and manage excavation for the four basement levels on-site. The objective was to complete design coordination and optimize construction drawings within four months before the general contractor began work, aiming to reduce construction errors and minimize costly rework.

In the initial stages of BIM adoption, the primary task was to generate design conflict reports for the design team to resolve. Shortly after, BIM was used to visualize and better understand design outcomes. Notably, the curtain wall design was innovative, utilizing large-scale drawings for detailed modeling. The project owner closely reviewed the design through BIM models.
Similarly, the rooftop decoration underwent three revisions after BIM review, including one version that required components to be “slimmed down” so they would only be visible within the BIM model. This ensured that only the BIM model could accurately represent the precise dimensions.
The Kerry Centre was completed and operational within just twelve months, an impressive feat highlighting the efficiency of construction for a Grade A office building.
