BIM involves creating and managing digital representations of a building’s physical and functional characteristics throughout its entire lifecycle.

According to the Federal General Services Administration’s BIM Handbook Series 1, 3D, 4D, and BIM are distinct but interconnected technologies:

  • 3D refers to geometric models representing building components, which aid visualization, communication, and coordination between design and construction teams.
  • 4D adds the element of time to 3D models, incorporating project phases and schedules.
  • BIM extends beyond 3D geometry to include detailed information about building elements such as walls, spaces, doors, and windows, as well as analytics like cost estimates, energy simulations, sunlight analysis, fluid dynamics, and code compliance checks.

  • Data Delivery: Manufacturers deliver spatial and building information databases. Design teams deliver room and space data, including vendor information.
  • 2D Documentation: Manufacturers supply as-built drawings, while design teams provide final design model diagrams.
  • Digital Information: Both parties deliver complete software and data packages on CD/DVD.
