How Does the BIM Application Process Work and What Does It Involve?

After understanding the project requirements from the owner, evaluators should analyze the specific goals for applying BIM. They need to set clear expectations regarding the benefits in terms of quality, cost, schedule, and administrative improvements (such as process optimization).

2. Identifying the BIM Application Life Cycle Stages

In China, BIM applications are generally divided into several life cycle stages: feasibility assessment (preliminary planning), comprehensive planning, basic design, detailed design, construction, and operation & maintenance. Evaluators should distinguish the BIM application needs at each stage based on the owner’s project execution phase, execution method, and future BIM expectations, then plan accordingly for subsequent phases.

3. Selecting BIM Applications

Choosing which BIM applications to implement involves considering the unique project characteristics, owner requirements, expected benefits, and industry capabilities at different life cycle stages.

Additionally, evaluators should select the specific BIM application goals tailored to railway engineering projects, aligning with project needs and anticipated outcomes.

Finally, the expected BIM deliverables (or outcomes) and their related content categories should be identified, ensuring they meet the project’s and owner’s objectives.

4. Evaluating Resource Availability and Capability

Once the BIM applications are selected, evaluators must determine whether the project team has the necessary resources and expertise to implement them effectively. BIM applications often require significant investments in skills and tools. It’s essential to verify whether the owner can provide adequate funding and realistic timelines; otherwise, the BIM applications may not be successfully utilized.

5. Consulting External Experts to Validate Decisions

Because many property owners tend to adopt BIM simply because others do (“if others have it, I should have it too”), it is highly recommended to engage external experts. Their input can help verify the rationality of the chosen BIM applications and prevent potential issues down the line.
