What Does BIM Mean and How Is It Represented?

What is BIM? How is BIM represented? Building Information Modeling (BIM) integrates both graphical and non-graphical data from construction projects into a unified data model, applicable throughout a building’s entire lifecycle. BIM enables all participants to modify and update the shared information model, providing feedback to foster collaboration and coordinate the responsibilities of all involved professionals.

BIM is a process for generating and managing building data across the project lifecycle. It typically uses three-dimensional, real-time dynamic modeling software to enhance efficiency in design and construction management. Key BIM concepts include compatibility between database technologies and software, allowing architects, engineers, and contractors to collaborate and simulate construction activities simultaneously. To support project management, BIM integrates information from different project aspects and stages, such as Gantt charts representing workflows and project timelines. Surveys reveal that BIM is most commonly used during planning, design, and pre-construction evaluation, but less frequently during the construction phase. The benefits of BIM, ranked by users, include enhanced teamwork, easier management throughout project stages, reduced information loss, and improved accuracy. BIM model creation is based on an object-oriented approach. Its application in construction engineering supports efficient project operation and management. The core technical advantage lies in integrating customized parameters into detailed 3D model components, embedding project information throughout the building’s lifecycle. BIM is applied at all stages—from conceptual and detailed design to construction, operation, and maintenance—enabling 3D visualization, clash detection, construction simulation, quantity takeoff, cost estimation, and scheduling management.

There are many BIM software options available, such as Bentley, Revit, and Tekla. To address data exchange and sharing challenges, the International Alliance for Interoperability (IAI) developed the IFC data format. IFC facilitates model conversion and interoperability between different engineering software platforms. This approach enables the creation of BIM models that can be translated into structural analysis software, adding value to structural analysis workflows.
