
Project Introduction
The Guangzhou Chow Tai Fook Financial Center (East Tower) is situated in the heart of the CBD in Pearl River New Town, Tianhe District, Guangzhou. The site covers 26,000 m², with a total built-up area of 507,700 m². The skyscraper reaches a height of 530 meters and consists of 116 floors. Upon completion, the East Tower alongside the West Tower will establish Guangzhou’s new central axis.
Project Challenges:
- Difficulty in tracking progress and coordinating on-site activities
- Challenges in unified management and submission tracking of drawings
- High workload for measurement revisions and cost reconciliation
- Complexities in summarizing and querying contract information, with a lack of timely alerts
- Extensive cost analysis workload, making proactive cost control difficult
To tackle these challenges in the Dongta project, the Dongta General Contracting Project Department of China Construction Engineering Corporation partnered with Guanglian Da Company to implement BIM technology and develop a collaborative platform. By leveraging BIM tools such as MagiCAD and the GBIMS construction management system, the project achieved significant technological innovation and management improvements.

The construction timeline was shortened, and material waste was reduced to below the industry benchmark of 30-35%. The comprehensive 5D BIM application delivered considerable cost savings.
Management Improvements
As the first project in China to successfully apply a BIM Project Management system, it effectively enhanced management quality, improved communication efficiency, and reduced meetings by 20%.
Technical Enhancements
BIM was fully utilized for construction simulations, ensuring smooth installation of complex nodes and large equipment in this super high-rise building.
Data Accumulation
This project pioneered the use of an integrated BIM database in domestic super high-rise construction, developing practical BIM implementation methods, building a substantial internal enterprise database, and enabling replication across other projects.

The Dongta project has become a benchmark for BIM-based project management in China’s general contracting construction sector.

Dongta BIM Application Platform

Utilizing the GBIMS construction management system, a BIM data center and collaborative platform were established for the Guangzhou East Tower project. This platform integrates all professional models and business data, enabling cross-departmental collaboration and supporting refined project management.
Schedule Management
Built on BIM principles, the schedule management process includes goal setting, simulation optimization, progress tracking, analysis, and adjustment. Real-time progress monitoring and alerts are in place. The project is currently 60 days ahead of schedule, with an average construction time of 4.5 days per standard floor of the main tower. Estimated cost savings exceed 12 million yuan.

Business Management
The system enables contract performance tracking and real-time monitoring of overall and subcontract revenue and expenditures. Quick access to contract documents and multi-dimensional queries of engineering quantities via models provide valuable cost control insights throughout the project lifecycle. Comprehensive cost data collection supports dynamic cost analysis.

Drawing Management
Through the system, 55,552 project drawings and 3,624 drawing revisions, along with related documents, are archived and managed in multiple versions. This allows fast retrieval and querying of multi-disciplinary drawing data linked to BIM components. The platform resolves issues related to mass drawing submissions and tracking, enabling unified management and dynamic monitoring of design development drawings.

Additional Applications
Operation and Maintenance Management: By leveraging BIM model data on component locations, sizes, materials, manufacturers, and more—including mechanical and electrical pipelines and valve groups—the Dongta project’s operation and maintenance management is effectively supported.
Labor Management: The system manages labor entry and exit, attendance records, and wage distribution across various work areas.
