
Nansha Jinmao Bay marks China Jinmao’s first venture into southern China. Located within Guangzhou’s Nansha Free Trade Zone, it stands as one of the few urban coastal complexes in the Pearl Bay area. This development integrates seven key business segments: hotels, corporate headquarters, office buildings, CEO villas, duplex apartments, J.LIFE lifestyle commercial streets, and coastal villas. Positioned at the island’s tip where the Shuangjiang River meets the adjacent mangrove ecological park, it represents a high-quality real estate project in the Nansha Free Trade Zone.

Challenge and Solution
Challenge: Positioned as one of the rare urban coastal complexes in Mingzhu Bay, Nansha Free Trade Zone, the project encompasses hotels, headquarters, office spaces, CEO villas, duplex apartments, stylish commercial streets, and seaside villas. A key challenge was how to leverage the site’s rich natural resources and seamlessly integrate them with the diverse business spaces.

Solution: We identified a disconnect between modern urban design and architectural design, particularly in linking the ground floor with the upper structure. To address this, the new base design integrates the superstructure directly with the ground level, effectively making the ground floor an extension of the building and vice versa. This creates an organic unity between architectural space and the ground, fostering a natural connection between the buildings and the surrounding environment. This approach also ensures closer and more efficient interaction among various business formats.

Urban Space Courtyard
The design draws from traditional courtyard spatial enclosures, arranging functional flow lines in a staggered manner. This layout connects commercial areas with offices and apartments, forming a blended public and private urban courtyard that closely links diverse user groups.
To optimize architectural layout and natural lighting, apartments and office buildings are arranged in a “W” shape, creating a consistent landscape experience.

Composite Multifunctionality
The above-ground structures are divided into three main functional blocks: office, commercial, and residential. The office towers are positioned along Jiaoxi Road, forming two towers that enhance the urban skyline and create a gateway image for Jinmao Bay. The residential area, located to the north, features two towers staggered relative to the office towers to maximize landscape views.
Commercial spaces connect via a main commercial street running east to west, supplemented by street-facing commercial areas to the north (adjacent to residential communities) and south (facing Binjiang Park and office plaza). This creates a pattern of one active commercial line with four commercial interfaces. A large dining area is located on the second floor, complemented by an experiential retail space on an outdoor platform.

Commercial Park Shopping
The commercial area features three courtyards, each designed with varied forms to create vibrant internal spaces. Pavement patterns combine straight lines and curves, enhancing spatial richness and providing a relaxed, enjoyable shopping environment. This design helps guide pedestrian flow between different areas and connects the courtyards organically.

Sunken Plaza
This design incorporates commercial and basement spaces with two sunken plazas located at the east and west ends of the site.
These sunken plazas add spatial hierarchy to the commercial areas and enhance the overall shopping experience.
- Natural light penetrates the basement at both ends, effectively guiding foot traffic to ground-level commercial spaces and reducing basement energy consumption.
- The integration of the main commercial street with the plazas drives pedestrian flow along the street and increases the commercial appeal of shops on both sides.

Commercial streets are planned and adjusted according to four hierarchical scales:
- Node-oriented commercial plazas
- Inner streets serving business owners (active lines)
- Main internal and external street intersections
- Secondary commercial areas at intersections connecting inner and outer streets

Using gradient pixels as design units, spatial nodes and sites are segmented to create an organic integration of buildings, open spaces, and landscapes, resulting in rich and diverse park environments.
