Guided by this vision, Xio Elevator Industrial Park aims to establish an industrial tourism demonstration base known as the “Future Factory.”

The third phase of Xio Elevator Industrial Park is situated in Linping National Economic and Technological Development Zone, Hangzhou, at the crossroads of the Chengdong Intelligent Manufacturing Demonstration Zone and the G60 Science and Technology Innovation Corridor. Separated from the West Phase I Xio Elevator Factory by a river, this site benefits from its strategic location.
As a leader in the elevator industry, Xio Elevator Co., Ltd. specializes in manufacturing high-end escalators and core components. It operates as a comprehensive elevator manufacturing service provider, boasting the most complete industry chain, the largest scale within the construction sector, and the highest level of intelligence.

Responding to the “intensive utilization of M1 land” policy, the design embraces “smart manufacturing for the future,” carefully planning spatial layouts and organizing functional flow lines under the theme of “industrial tourism.” Guided by industrial Internet of Things (IoT) manufacturing, seamless integration of industry and city, and green, low-carbon development, it aims to create a smart industrial community that blends production, education, research, housing, commerce, and more.

Functional Composition: Diverse Scenarios in Open Parks
The site is divided into three zones running south to north: a high-rise factory building and employee residential area centered on the headquarters office building, a central green belt, and a large single-story factory building. The site planning respects the urban fabric, aligning headquarters offices and supporting facilities along main urban interfaces to cultivate a cohesive industrial atmosphere.

Moving beyond traditional single-function office or factory buildings, the design adopts an open approach integrating office spaces, industrial exhibition halls, future factories, and employee living facilities. This comprehensive configuration supports diverse scenarios such as production research and development, office collaboration, industrial tours, and social activities, fully catering to the varied needs of employees and visitors.

Buildings on the south side are arranged in staggered parallel blocks, including the headquarters office building, high-rise employee dormitories, and high-rise factories on the east and west sides. Street-facing buildings house Theo University (an elevator training center) and flagship stores open to the public. Partially interlaced podium blocks combine with high-rise structures to create a clustered, urban park image.

Multiple Flow Lines: Enhancing Industrial Quality and Efficiency
This project focuses on seamlessly connecting different functional flow lines within the headquarters office building to foster interactive integration and deliver a fresh office and visitor experience. Linking the east and west podiums to the main building creates an internal space characterized by streamlined, flexible layouts and a composite office experience center, breaking away from traditional uniform office designs.

Upon entering the park, visitors encounter the centrally located headquarters office building within the tower cluster. The front plaza acts as a buffer zone along the street, emphasizing a central green axis and connecting the lobby and reception area inside to create a seamless entry and exit experience.

The exhibition experience unfolds progressively across various spatial levels. The headquarters features a testing center and an industrial exhibition area that serve as key visitor nodes. Visitors can proceed through the central corridor to the northern factory building to observe production processes, then return to the east-side training center, experiencing the product lifecycle comprehensively.

The office areas surround several spacious, light-filled atriums, including multi-floor business offices and a rooftop corporate clubhouse with a garden, providing open, shared spaces that encourage collaboration and communication. The conference center and multifunctional banquet hall on the west side are accessible directly from the lobby via two escalators, supporting academic forums and industry events. The flexible spatial layout enhances adaptability throughout the park.

Natural Integration: Enhancing the Industrial Park Experience
The central green belt, situated between the single-story and high-rise factory buildings, serves as a natural link connecting the park’s north and south ends and acts as a creative highlight along the industrial tourism route. Designers have incorporated company products along the walking paths, enriching the visitor experience through an immersive and comfortable journey.

Covered conveyor walkways run along sheltered corridors flanking the landscaped courtyard, enabling visitors to enjoy the scenery while conveniently moving between the north and south areas. From there, slope stairs and high-speed elevators within the buildings provide quick access to various functional zones. Multiple courtyards and building spaces connect organically, breaking the traditional cold aesthetic of factory environments.

Intelligent Manufacturing: A New Paradigm for the ‘Future Factory’
The southern high-rise complex features a façade combining vertical glass curtain walls with metal aluminum panels, creating a rhythmic and orderly exterior. The podium office building employs a dynamic assembly of blocks, overlapping glass, aluminum panels, and perforated aluminum screens, balancing simplicity and efficiency with visual richness.

The large northern factory is currently the largest single intelligent factory within the elevator industry. As a benchmark “Theo Future Factory,” its design breaks new ground in aesthetics. Wide overhanging golden eaves contrast sharply with slender metal columns, creating a hovering roof effect and sheltered corridors along both sides, enhancing worker comfort.

The south-facing facade toward the central courtyard features a slender entrance framed by aluminum profiles and extensive floor-to-ceiling glass curtain walls, offering an artistic foyer appearance that adds a ceremonial touch to visitors’ experience.

The factory incorporates both passive and active energy-saving strategies to achieve sustainable industrial goals. Opening fans and ventilation skylights atop the facade improve natural airflow, while photovoltaic panels on the roof—the building’s fifth facade—enable self-sufficiency, reducing reliance on the urban power grid.
