
MO288 is a six-story residential building located at 288 Calzada Melchor Ocampo Street in the Cuauhtémoc neighborhood of Mexico City. The building comprises 15 apartments.



The project is situated on a triangular plot spanning 292 square meters in a bustling area of Mexico City. The main objective was to design regular living spaces within this relatively small and irregular site. Each floor contains three one-bedroom apartments, each ranging from 70 to 75 square meters.



A key design principle was to ensure all spaces have adequate ventilation and natural light. However, due to the noise from surrounding streets, large windows were minimized to maintain comfort.


The building’s exterior features brown concrete walls and a modular design that ensures all interior spaces have views of the open urban landscape. To enhance the facade, balconies are staggered, increasing interior space and offering more privacy through metal guardrails.



A central courtyard provides essential open space for ventilation and natural lighting, while also accommodating vertical and horizontal circulation throughout the building.



All the building’s walls are load-bearing, which avoids irregular column corners and results in simpler, more regular interior spaces. The ground floor features an apartment lobby and two commercial spaces, integrating the building into the community.
