BIM-Based Construction Management Approach

Today, we will explore a construction management approach based on Building Information Modeling (BIM). Traditional tables and textual descriptions lack the visual clarity and specificity needed by on-site personnel. Existing construction control methods primarily rely on data and charts, which often fail to provide an intuitive, immediate understanding of progress in the physical workspace.

Integrating BIM’s 3D visualization technology into on-site construction management offers an operational advantage by making processes more intuitive. By leveraging the BIM model of construction projects, this management mode effectively controls both the progress and cost of construction activities, enhancing overall project oversight.

The BIM model can be seamlessly integrated with tools for tracking construction progress and cost control, utilizing its attributes related to project advancement. The results from these tools are then fed back as updated BIM model attributes, allowing visualization of discrepancies between the BIM model and construction planning within the 3D environment. This integration not only expands the BIM model’s capabilities but also addresses the visualization shortcomings of current construction management methods. It enables the collection and processing of progress feedback to be presented in a clear, concrete, and intuitive manner. (Note: The image is sourced from the internet)

Furthermore, during the planning phase, the BIM model incorporates detailed design parameters from various disciplines as its attributes. These include dimensions of walls, columns, and beams; types and quantities of materials; spatial layouts; and schedules for construction progress. This richness allows the BIM-based construction management mode to utilize precise component design information to support construction operations.

The system can continuously update progress-related attributes throughout the construction process, enabling real-time calculations of material consumption and costs for individual or combined construction tasks. These results can then be compared against planned schedules and actual on-site material usage and expenditures. Such BIM-based calculations of materials and costs, grounded in detailed component attributes, offer capabilities that traditional progress and cost control tools cannot provide.

Since engineering progress and cost control typically depend on schedules created during the planning stage, it is crucial to establish a mechanism that effectively integrates the project’s BIM model with its construction schedule. While BIM models consist of components, construction schedules are organized around construction projects. Effective monitoring and control require grouping BIM model components according to their corresponding construction tasks.

By associating BIM components with multiple construction projects and organizing them into groups, the BIM model can be linked to the project schedule through these groupings and association settings. The system supports this setup during the initial configuration stage. Once configured, users can interact with the BIM model by selecting grouped components to input construction progress and other management data related to the associated work projects.

Through this approach, existing progress and cost control methods can calculate and provide decision-support information or performance indicators based on actual schedule progress and individual task status. This integration enhances construction management effectiveness by combining BIM’s detailed visualization with robust project tracking.

That concludes our discussion on the construction management mode based on BIM models. I hope this overview proves helpful to everyone.
