BIM appears to be a powerful solution to overcome the stagnation in China’s construction capacity growth. However, despite over a decade of development, widespread adoption remains elusive. 1. BIM Contract Risks
Currently, BIM technology in China is still in the early stages of adoption. The contract templates available mainly draw from academic examples and have not been refined through real-world case feedback. This leaves room for potential disputes over performance and contract execution in the future.
2. Lack of Suitable BIM Acceptance Criteria
The introduction of BIM technology is still nascent domestically. Detailed planning guidelines remain unclear, and there are no established acceptance standards for BIM applications. This absence may increase the likelihood of engineering disputes down the line.
3. Unclear Owner Requirements
As BIM is a relatively new technology, many project owners struggle to fully grasp its technical details and potential applications. This often results in owners relying on outdated case requirements during early project stages, later revising contract scope, pricing, execution methods, and processes based on the actual project progress.
4. Insufficient BIM Budget Allocation
Bidding documents in China have yet to establish reasonable budgeting and scheduling mechanisms specific to BIM technology’s application and services. Consequently, projects may face risks associated with additional BIM service demands that are not adequately reflected in the initial budget.
5. Limited Number of BIM Projects
Currently, the volume of domestic engineering projects is gradually declining, and there are insufficient BIM projects to justify the initial investment and resource allocation required.
6. Challenges in Selecting BIM Service Providers
Construction companies often seek professional BIM service providers to collaborate on projects. However, many BIM providers come from IT backgrounds rather than architectural disciplines. This mismatch complicates the selection process for architects and may lead to increased time and effort in communication, potentially resulting in additional engineering problems.
