Understanding the Three Levels of BIM Implementation in Construction Companies

Similarly, the application of BIM (Building Information Modeling) in enterprises follows a tiered progression. It requires time and practice to reach higher levels of proficiency. Today, let’s explore the three levels of BIM application in construction companies.

Level 1: BIM Software Application

This is the foundational level of BIM use, and it’s surprising how crucial software is for effective BIM implementation. Simply put, achieving significant results in BIM requires the use of specialized software. Typically, this involves creating BIM models that help resolve issues like unclear communication and ambiguous responsibilities often seen in traditional construction drawings.

Improving model accuracy at this stage establishes a solid base for precise construction later on. Additionally, using calculation software to build 3D quantity models allows for rapid and accurate measurement, significantly reducing errors such as overestimation, underestimation, and omissions in projects. This not only streamlines workflows but also boosts the efficiency of budget personnel.

Level 2: Project Management

Building upon the use of BIM software, the second level focuses on enhancing project management. In China’s construction industry, managing projects has historically been challenging due to a lack of quantitative data and standardized references. Decisions often rely heavily on experience and informal brainstorming, leading to cost overruns and delays.

By integrating BIM into project management, multi-dimensional BIM models—such as 4D (time) and 5D (cost)—are developed. These models incorporate construction process data, enabling simulation and visualization of construction plans in advance. This helps optimize workflows, provides real-time data access for better decision-making regarding labor, materials, and machinery, and improves material requisition accuracy.

Moreover, BIM software’s capabilities for collision detection, process simulation, and the creation of detailed steel reinforcement and woodworking samples facilitate refined project management, ultimately increasing profitability.

Level 3: Enterprise-Level Applications

This is currently the most advanced level of BIM application in China, though no company has fully mastered it yet. However, many enterprises are beginning to adopt this approach. At this stage, BIM technology is used to establish a collaborative platform that integrates BIM models from all projects, enabling real-time tracking, monitoring, and analysis.

Past project models are stored on the platform, allowing for data comparison and reference, which helps develop standardized application protocols and supports future project bidding and management. Additionally, combining BIM with ERP systems allows direct data transfer from the BIM database, eliminating the need for manual data entry on-site. This integration ensures smooth data flow within the ERP system and significantly enhances enterprise management capabilities.

In conclusion, we’ve discussed the three levels of BIM application in construction enterprises. Currently, most construction companies in China remain between the first and second levels—having solid software use but only starting to develop project management capabilities. That said, some more progressive companies have already moved beyond the second level and are beginning to explore enterprise-level applications.
