
The design of the Hikvision Chengdu Science and Technology Park commenced in 2017, initially developed by the first chief engineer team at the Innovation Center and the second division of East China Architectural Design and Research Institute Co., Ltd. After five years of construction, the park was completed and operational by May 2022.
Situated by Xinglong Lake in Tianfu New Area, Chengdu, the project spans approximately 178 acres with a total built-up area of 350,000 square meters. It represents Hikvision’s largest high-tech industrial park in Southwest China. The site is divided into east and west plots, featuring four main buildings: the west plot houses a research and development (R&D) office building alongside a supporting catering facility, while the east plot contains another R&D office building and a comprehensive support building. The R&D offices rise seven floors high, with the supporting structures spanning two to three floors.

In line with Tianfu New Area’s overarching vision of a “Park City, Future City,” the design embraces the concept of “Technology Park Parkization.” This approach aims to create a welcoming, human-centered office environment within Hikvision’s campus while simultaneously offering an open, inviting urban park for the broader community—a model cityscape that harmonizes mountain views, water features, and a sense of nostalgia.


Balancing open urban park management requirements with the confidentiality needs of enterprise premises posed a natural challenge. To address this, the R&D office buildings feature two distinct interfaces: an “outer ring” and an “inner ring.” The outer ring faces a public green landscape and supporting facilities, creating an accessible and visually welcoming park space. In contrast, the inner ring encloses a private, secure internal garden reserved exclusively for company employees.




The project consists of two building types: research and development office buildings and supporting facilities, each with facade designs tailored to their function. The R&D office buildings feature a tripartite facade composition: a stone column base on the first floor that conveys stability and elegance; a serrated glass curtain wall for the office floors, where every three serrated units align with structural column spans. Each serrated window corresponds to individual workstation layouts, providing employees with a comfortable and practical working environment. Floor-to-ceiling fixed windows on the front enhance transparency and openness, while aluminum panels on the sides serve as discreet operable vents. A colored glazed glass enclosure at the top houses equipment, consolidating rooftop installations and facilitating the creation of an appealing “fifth facade.”


The comprehensive support building also follows a three-part facade design. Its central section features a serrated curtain wall, while warm yellow ceramic panels combined with glass provide decorative elements that soften the park’s otherwise formal atmosphere, adding a comforting touch to the “park city” concept.


The efficient R&D office area is arranged into four interconnected office units, forming a square-shaped cluster. These units are connected by aerial bridges on each floor, eliminating the need for elevators to move between buildings and thereby enhancing workplace efficiency. Compared to isolated buildings, this “four-link layout” fosters easier access and encourages communication among departments. The four connecting bridges are supported by roof trusses creating a suspended structure that enables a 25-meter-wide column-free lobby on the first floor, offering an impressive spatial experience.


Designed with employee comfort in mind, each office unit features a square-shaped layout allowing for shallower office depths, increased natural light, better ventilation, and ample window seating. Inside each unit, a two-story office courtyard encourages inter-departmental communication, connected by a spiral staircase. Additionally, bathrooms, stairwells, and elevator lobbies receive natural light, reflecting the company’s commitment to a healthy and pleasant work environment.



The design cleverly utilizes an approximate 8-meter elevation difference between the east and west plots. An underground passage beneath Jicui Street connects the west plot’s lower level to the east plot’s ground level. Supporting buildings adjacent to Jicui Street in the east plot are designed as semi-underground landscaped structures.
The pedestrian plaza and green spaces in the east plot seamlessly integrate with the roofs of these supporting buildings, creating a natural transition across the site’s height difference. This feature stands out as a distinctive design highlight within the Hikvision Chengdu Science and Technology Park.
The entire project employed Building Information Modeling (BIM) technology, using detailed and accurate REVIT models to ensure precision throughout design and construction. The project earned second place in the Research and Office BIM Application category at the 10th “Innovation Cup” Building Information Modeling (BIM) Application Competition hosted by the China Association of Geological Survey.
