BIM-Driven Renovation of Fudi Warehouse by Say Architects

Fudi International is a comprehensive home service company that combines overall design with imported soft furnishings. It serves as a global supplier of imported soft furnishings and home products, representing numerous luxury brands. Within Fudi’s own home storage warehouse, the owners envisioned a space that reflects their brand identity. This vision led to the Fudi warehouse renovation project.

Located in the Xiaoshan Industrial Zone of Hangzhou, the factory is surrounded by numerous small and medium-sized factories, creating a strong industrial atmosphere. The original complex consisted of four outdated office buildings and an electronic workshop. The renovation transforms this space into a furniture warehouse and exhibition hall for Fudi. Say Architects aimed to revitalize this factory area into a dynamic urban hub, replacing the monotonous industrial aesthetic of the past.

The total construction area of the irregular factory site is approximately 17,000 square meters. Originally, the four buildings were divided functionally into exhibition halls, offices, and warehouses. During renovation, Say Architects preserved the original building’s main structure, focusing on updating the façade system. The choice of materials respects the original scale, symbolizing continuity through time.

The design adopts a streamlined approach to the exterior façade, using clean, flat forms to convey efficiency and speed. Aluminum-magnesium-manganese metal panels were chosen for their aesthetic appeal and durability, becoming a key element in the exterior renovation. These panels effectively reduce direct sunlight through the original window openings, protecting the furniture displayed inside the exhibition hall.

On the exhibition hall’s south façade, Say Architects employed a parametric design technique to enrich the new façade grid system. The signature yellow color of Fudi fades progressively across the façade, arranged within an irregular but controlled grid. Sixteen colors create a vibrant, unique expression on the same surface. The park’s layout echoes this yellow hue, linking the building’s branding with its surroundings. The factory grounds are organized based on traffic flow and functional zones for goods transport, with parking patterns reflecting the pixelated concept of the façade.

Lush greenery complements the building façade, with low shrubs and flowers surrounding the site. The landscaping extends naturally from the ground without obstructing the facade’s view, while preserving existing trees, allowing the plants to harmonize with the architecture. On the south side of the exhibition hall, an outdoor rest area offers visitors a welcoming spot to pause. Amidst the industrial environment, this green space injects vitality and warmth.

The minimalist warehouse exhibition building spans three floors. The first floor serves as an exhibition space, photography area, and water bar. The second floor features lighting displays and a large furniture showroom, while the third floor is dedicated to chair furniture exhibits. The overall design emphasizes a white color palette, highlighting the furniture displays. Natural light streams in from the high northern windows, subtly enhancing the presentation.

The warehouse maintains the original structural layout, considering the scale needed for goods transportation in relation to column placement. Each cross-column zone is designated as a shelving area, clearly labeled with numbers. The use of yellow and black creates a strong contrast, allowing for quick identification of shelf numbers and facilitating efficient zone management.
