The “MIPARK” project represents Xiaomi’s new Beijing headquarters, situated in the Future Science City of Changping District. The site covers approximately 39.39 hectares, with a total construction area of about 309,000 square meters. Out of many international competitors, FTA secured the conceptual planning proposal for this project.
Over the past decade, Xiaomi has evolved from a passionate technology company into a provider of intelligent lifestyle services, enabling people worldwide to enjoy the beauty technology brings to life. With the arrival of the 5G+AI+IoT era, FTA reflects Xiaomi’s core values—future, connectivity, balance, infinite possibilities, and participation—by transforming the Changping headquarters into a distinctive “micro city-type headquarters,” pioneering new directions for urban living in the future.
Origin: Viewing Future Cities Through Xiaomi’s Philosophy
The project benefits from a prime location, just 500 meters east of Beijing’s central axis near the Science City Green Center. It serves as an expansion area for Beijing Huairou Science City, one of China’s four national comprehensive science centers. Xiaomi’s Changping headquarters will facilitate the transformation and application of R&D achievements from major scientific devices.
The development emphasizes industrial growth and support functions, forming four main parks: Xiaomi Future Factory, Science and Technology Ecological Tribe, Science and Education Innovation Block, and Mi Home Intelligent Community. This new science and technology innovation park integrates office, research, development, and intelligent production facilities.
From an urban design perspective, Xiaomi’s corporate philosophy embraces a clear vision of the future. Rather than reinventing products, Xiaomi focuses on interconnectivity, exploring limitless possibilities, and encouraging everyone to participate and enjoy the excitement of technology.

In response, FTA developed the design concept called the “Xiaomi Interweaving Circle,” employing an integrated design approach. The park seamlessly integrates with the area’s core, enabling mutual growth. The spatial layout reflects the interweaving of the headquarters park and city center, blending work, life, leisure, and entertainment, while embracing green spaces based on the symbiosis of all elements.

Future Vision
Exploring optimal solutions for future urban living spaces considering multiple site attributes
Located at the heart of the Science and Technology Service Industrial Park in the West District of Future Science City, Changping District, the project sits at the intersection of three transit lines, offering significant potential for TOD (Transit-Oriented Development). FTA examines various spatial layout possibilities from Xiaomi’s perspective, connecting central green spaces, creating “flexible boundaries,” and arranging a low-density, low plot ratio headquarters area in an “academy-style” layout.

The future MIPARK will not only serve as Xiaomi’s headquarters but also become the core of Future Science City Park. It will emerge as a new landmark in northern Beijing, offering people a place to experience innovation firsthand.
The Mixed Community “Xiaomi Interweaving Circle” Connects the Future Urban Living Environment
This project centers on the design concept of “interweaving,” dividing the area into four major sections: Technology Ecological Tribe, Xiaomi Future Factory, Urban Supporting Services, and Science and Education Innovation Block. These parts are linked together to form the “Xiaomi Interweaving Circle.” The diverse spatial components within the headquarters are interconnected and mutually empowering, creating an integrated urban living environment.
1. Interweaving of Headquarters Park and City Center
The site spans both the north and south sides of a central green space, structured around the interweaving circle concept. The central park acts as a green core, activating the area, while the Xiaomi Science and Technology Innovation Cloud Corridor serves as a spine, shaping a diverse, multi-functional site. This design achieves seamless integration of the headquarters park with the city center and allows for future expansion to accommodate growing headquarters needs.

2. Interweaving Work and Future Life
The Xiaomi Interweaving Circle connects five functional zones, integrating office work and research into everyday life scenarios. This approach promotes a healthier, more ecological, and intelligent lifestyle and work environment.

3. Interweaving Wujie Park with Four Seasons Experience
The five functional areas are interwoven with Wujie Park, with special attention to Beijing’s cold winter climate. Usage scenarios are designed to adapt to seasonal changes, ensuring year-round usability and comfort.

The new Xiaomi headquarters aims to achieve a dynamic balance by linking ecological green spaces, smart transportation, functional areas, and innovative living. Ultimately, it will become a pioneering space for integrated future urban innovation.
