In recent years, Building Information Modeling (BIM) technology has been widely adopted in both the design and construction phases in China. The construction phase, in particular, has seen extensive BIM applications. Below are the key ways BIM is used during construction:

1) Establishing the Construction Model Based on Detailed Design BIM
Create a construction progress simulation animation based on the planned project and the construction schedule provided by the construction team. This construction model should reflect the construction methods and sequencing used by the construction unit, serving as a reference for construction management decisions. BIM models can also be provided as contract references, helping bidding units develop their own BIM models during the tendering process. Additionally, integrate BIM models for major equipment and generate layouts for site planning and safety facilities. It is recommended to review and submit conflict detection reports within the first two months according to the construction schedule.

2) Pre-Construction Review Using the Construction BIM Model
Adjust materials and equipment procurement plans based on construction progress, methods, and systems. Accurately define dimensions and quantities in BIM models for pre-construction review, aiding inspections and contract management. Submit BIM models for review at least two months prior to actual construction to ensure feasibility. This submission should include precise measurements, area calculations, quantity lists, and relevant pre-construction drawings. The construction site layout, based on the BIM model and legal documents, will serve as the acceptance standard.

3) Verifying Construction Details Through BIM Model Checks Before Construction
Complete detailed construction drawings and BIM models for each discipline according to the schedule. These models support on-site work and pricing. Generate construction and interface integration drawings (CSD/SEM) from the detailed BIM models, and print necessary approval documents and reference drawings. Quantity tables derived from these detailed drawings serve as pricing references. Produce structural opening plans, sections, and diagrams, as well as simulate 4D construction progress.

4) Managing Design Changes on Site
When site design changes are required, provide approved change models, status records, drawings, and reviews. Feedback from approved construction documents should be given to the construction site to update design models and maintain accurate records. Design BIM models and related documents must reflect these site changes.

5) Obtaining Usage Licenses Before Project Completion
Integrate site change designs into the BIM model used for the building permit, storing it as the BIM model for usage license applications. Use licensed BIM models and associated documents to prepare the necessary application materials. Upon approval, maintain the licensed BIM model and related files as part of the project inventory.

6) Information Requirements for the Completion Model by the Project Owner
The completion BIM model evolves from the detailed design model to a final construction documentation model. This construction finalization BIM model, along with related documents, will be submitted for review as part of project closeout.
