Mario Cucinella Architects have received approval to build a new multifunctional complex in the heart of Albania’s capital. Construction began in 2020, with completion expected in 2023. The Ekspozita Building will stand 93 meters tall and will feature commercial, residential, and public spaces. Its open, curved design aims to create a vibrant ‘oasis’ in the center of Tirana.

The building comprises 24 floors, with the floor plan divided based on functional needs. The ground floor houses parking facilities along with leisure, entertainment, and health complexes. The first floor contains commercial, office, and educational spaces, while the upper floors accommodate large residential units. Additionally, a smaller two-story structure on the site serves as a kindergarten.

The building’s rear facade peaks in a shape that echoes the nearby Dajti Mountains, creating a striking geometric form that complements the overall design. As the building rises, its footprint gradually narrows, better accommodating residential needs. On these upper floors, abundant greenery is integrated to foster a connection with nature, while inward-facing balconies ensure privacy from the bustling city below.

The architects optimized the rectangular site by cutting its corners to create additional public space and adding notches at the back of the building to allow permeable diagonal pathways. This approach enhances openness and accessibility for the public.

The design of the Ekspozita Building responds thoughtfully to Tirana’s humid temperate climate, where summer temperatures can reach up to 30℃. Sunshades are a key feature to prevent heat build-up in the glass sections during warmer months. Large apartment terraces serve as passive solar regulators. The building’s high insulation reduces the need for artificial heating or cooling during moderate seasons. According to the design team’s calculations, these strategies will reduce energy consumption by 30% compared to similar buildings.
