At the start of summer on the coast of the South China Sea, a new landmark emerged in eastern Shenzhen.
Spanning approximately 133,000 square meters, this is the country’s first EPC prefabricated steel structure exhibition and hotel complex.
The project was completed and put into use in less than one year.
Under the leadership of China State Construction Corporation and executed by China Construction Technology through EPC general contracting, the project involved China Construction Second Engineering Bureau, China Construction Steel Structure, China Construction Decoration, and China Construction Electronics.
The Shenzhen Pingshan High-tech Zone Comprehensive Service Center, a key participant in the construction, leveraged the advantages of the entire prefabricated building industrial chain and a smart platform to deliver green construction—distinctly different from traditional architecture.

Innovative Construction Modes
REMPC Integrated Construction Mode

The Shenzhen Pingshan High-tech Zone Comprehensive Service Center project, located in the Yanzi Lake area of Pingshan District, Shenzhen, consists of three main parts: an exhibition center, a conference center, and a star-rated hotel.
Its overall design is inspired by the concept of “open architecture” and laid out in a community-style arrangement.
Taking full advantage of prefabricated building technologies, the design allows for flexible spatial transformations, meeting multifunctional needs such as conferences, exhibitions, cultural events, and sports activities.

To meet strict construction deadlines and ensure high quality, the project team—experienced from the Dunhuang Cultural Expo main venue construction—introduced innovative optimizations in the Yujing Happy Home project.
They implemented a “research & development + design + manufacturing + procurement + construction assembly” approach known as the REMPC integrated construction mode.
This approach established the “Pingshan Model,” delivering remarkable results within less than a year and satisfying Shenzhen’s local government requirements at two levels.

Relying on the design expertise of the China Construction Prefabricated Building Design and Research Institute’s Shenzhen branch, the project employed parallel design under the REMPC mode.
This enabled the completion of 18 professional construction drawings within just 44 working days.

The project’s columns and beams, glass curtain walls, interior partition walls, staircases, electromechanical components, and BIM-based decoration systems were all prefabricated in factories.
These components were then transported to the site and assembled like building blocks.
This industrialized construction method significantly reduces time lost due to overlapping processes, saving more than 50% of on-site construction time compared to traditional cast-in-place methods.
Additionally, it maximizes resource conservation and environmental protection.
Advanced Technologies
BIM + Prefabricated All-Steel Structure Technology System

As a key demonstration project under the national “13th Five-Year Plan” for research and development, this project uses a BIM-integrated prefabricated all-steel structure technology system.
The assembly rate reaches 88% in the exhibition center and 83% in the hotel area.
The main structure is built using fully assembled steel components covering 133,000 square meters.
With 17,000 tons of steel structure connection nodes standardized, production and assembly became highly efficient.

Prefabricated Technology – Mechatronics
Wall panels, ceilings, floors, and other components are constructed using advanced techniques such as ground suspension and dry wall hanging.
This “dry work, no plastering” method avoids drawbacks of large-scale wet operations.
All materials are pre-measured and pre-cut, allowing for fast, environmentally friendly on-site assembly.

Prefabricated Technology – Curtain Wall
The exterior protection uses tall, oversized units with glass curtain walls and GRC cladding systems.
During construction, steel frames are assembled on the ground first, then glass is installed and secured onto the steel frames.
Finally, cranes are used to lift and install the assembled units.

The project also incorporates cutting-edge technologies developed by China Construction Technology, such as a Quality and Safety Inspection APP that implements a real-name system and personnel tracking.
The “Elf 4RTK High Precision Drone” performs remote monitoring, while point cloud scanning technology controls construction quality throughout the entire process, ensuring millimeter-level error control.
An Intelligent Platform
Prefabricated Building Intelligent Construction Platform

This project showcases the independently developed prefabricated building intelligent construction platform by China State Construction Engineering Corporation, which has reached an internationally leading level.

The platform integrates five modules: digital design, cloud-based online procurement, smart factories, smart construction sites, and intelligent living spaces.
It meets the comprehensive needs of design, production, and construction by unifying architectural, structural, MEP (mechanical, electrical, and plumbing), and interior decoration design data into a single BIM system.
This system supports procurement, production, transportation, and construction stages, enabling seamless information exchange and collaboration among all stakeholders throughout the prefabricated building process.

During the design phase, the BIM model is developed, optimized through lightweight processing, and uploaded to the cloud server.
Data interaction enables resource sharing, ensuring that digital design outputs fully support subsequent stages of construction.

During manufacturing, unique QR codes are generated for each component, enabling full lifecycle traceability of 11,300 components.
This system resolved over 270 issues related to transportation, installation, and quality control.
In procurement, data extraction and processing automatically generate engineering quantities and cost lists, completing 44 online procurement tasks efficiently.

During assembly, prefabricated components are installed with the support of systematic construction simulations, including the grouting process.
This proactive approach identifies and resolves construction issues at each stage, effectively improving assembly efficiency and quality.
In the operation and maintenance phase, building quality assurance, maintenance, and renovations are fully traceable, laying the groundwork for smart communities and smart cities.

Additionally, the project marked the debut of China Construction Technology’s first prefabricated intelligent construction robot.
This robot automates the installation of light steel keel internal partition walls, advancing beyond the goals of “Made in China 2025” and setting a strong benchmark for Industry 4.0.
