Xintian Impression is a massive commercial complex developed by Zhengzhou Xintian Real Estate. After two years of precise product positioning and meticulous refinement, the project culminated in an urban complex spanning 420,000 square meters. It seamlessly integrates shopping centers, headquarters offices, star-rated hotels, serviced apartments, LOFT apartments, and luxury city mansions.

BIM Objectives and Value
The success of BIM implementation relies heavily on clear goal-setting and effective management. Early in the Xintian project, through collaborative efforts, organizational alignment, and management discussions, a strategic goal was established focusing on refined design, construction, and management. By integrating BIM technology across these phases, the project aims to enhance design quality, tightly control construction schedules and costs, establish enterprise BIM standards, and build a digital asset value system.

During the initial design phases, emphasis was placed on the building’s appearance and facade aesthetics. BIM was incorporated into the design process to blend facade and interior visualizations, making the design intentions clear. Through spatial comparisons, alternative scheme evaluations, feasibility checks, and visualization, BIM facilitates informed decision-making by owners and accelerates design development.

BIM in Detailed Interior Design
Detailed interior design focuses on showcasing final finishes, plan feasibility, and cost-effectiveness. By integrating BIM with civil engineering data and coordinating mechanical and electrical systems, detailed interior designs and spatial models are optimized. BIM’s 3D visualization technology allows clients to preview interior layouts, clearly understand design effects, and accurately quantify decoration works. Additionally, VR presentations are generated to enable convenient viewing on mobile devices.

BIM for Mechanical and Electrical Management Integration
Mechanical and electrical (M&E) management not only adheres to design standards but also optimizes the use of civil engineering spaces, accounts for construction and maintenance access, and respects net height and future decoration requirements. BIM technology enables 3D visualization and synthesis of piping layouts, allowing for efficient and rational arrangement of M&E systems. High-quality construction drawings are generated to aid owners and construction teams in understanding the design intent, resulting in more precise and refined M&E design and construction.

This approach enhances the quality of construction drawings, reduces the frequency of design changes and ambiguous construction caused by numerous revisions, and saves both time and communication costs. BIM Work Data Analysis
The Xintian Impression Business Center project performs weekly statistical analyses on identified and resolved issues. This includes discovering, coordinating, and resolving problems, ensuring that change drawings are promptly distributed to the construction site, and conducting thorough issue tracking and management. This process prevents delays in transferring design adjustments, which could otherwise lead to costly demolition and rework due to outdated drawings. Concurrently, construction progress is monitored, and specialized coordination meetings are held to address old, outdated, or delayed issues, with clear deadlines and assigned responsibilities for resolution.
