Project Background

Project Name: Guangdong Zhanjiang Wanda Plaza

Project Type: Urban Complex

Location: The Zhanjiang Wanda Plaza project is situated in Zhanjiang City. It is bordered by Financial Avenue to the east, Longchao East Road to the north, Longji Road to the south, and Haibin Avenue to the west. The planned site covers an area of 105,878.24 square meters.

Project Scale: The development is divided into three land plots. This project occupies a commercial plot in the western district. The main structure is a three-story commercial building, complemented by several five-story department stores and entertainment facilities. On the north side, there are two super high-rise office towers with 45 floors each. On the west side, two additional super high-rise office towers feature 50 and 39 floors respectively, connected by aerial walkways. The southern part includes a two-story pedestrian street commercial building. The total construction area within the project scope is approximately 421,800 square meters.

Project Overview

The basement area of Zhanjiang Wanda Plaza is extensive, featuring multiple scattered computer rooms and a dense, complex network of pipelines. This complexity presented significant construction challenges for the team. Consequently, the client required highly accurate BIM models, targeting LOD 300 level of detail.

Our team delivered professional BIM models covering structure, plumbing, heating, and electrical systems. We conducted clash detection and pipeline adjustments to guide on-site construction and installation effectively. The BIM model revisions optimized the overall spatial planning, drastically reducing design changes. As a result, the project achieved shorter construction times while meeting net height requirements, minimizing rework caused by construction errors, improving efficiency, and lowering costs.

  • Architecture and Structure: discrepancies in elevation, shear walls, columns, and conflicts between beams and doors
  • Structure and Equipment: clashes between equipment pipelines and structural elements such as beams and columns
  • Equipment Specialties: internal conflicts among different pipelines
  • Equipment and Interior Decoration: conflicts between pipeline endpoints and indoor ceilings
  • Resolving pipeline spatial layouts
  • Managing cross-cutting issues

By utilizing BIM technology, the project gained excellent visualization capabilities. After establishing the net height based on detailed drawings, the BIM team combined it with the structural model to execute comprehensive 3D pipeline designs. Any design issues that failed to meet requirements were promptly reported to the design team for revision. The BIM model was then updated and refined iteratively until the final design met all net height criteria.

Through BIM, the complete pipeline model of Zhanjiang Wanda Plaza was segmented into detailed profiles tailored for corridors, supermarkets, unloading zones, and pipe gallery areas. These profiles were provided to construction staff, significantly improving work efficiency, reducing downtime, and lowering costs.

Thanks to early-stage model optimization, the amount of rework and demolition during construction was greatly reduced, saving materials and labor, and effectively controlling costs.
