Project Background:
The Guanglian Da Information Building is situated in Zhongguancun Software Park Phase II, Haidian District, Beijing. It occupies a plot area of 10,042 square meters with a plot ratio of 1.85 and a greening rate of 22%. The building features 6 floors above ground and 2 underground levels, reaching a total height of 24 meters. The total construction area is 30,504 square meters, including 18,578 square meters above ground and 11,926 square meters below ground. Upon completion, the building will primarily serve as office space and software development facilities, accommodating up to 1,200 employees.
BIM Application: 3D Design
By leveraging 3D design, the project team directly compared the building’s exterior shape, planned traffic flow lines, calculated area utilization, and avoided irregular room layouts. This process enabled the selection of the most efficient and practical design scheme.
3D Sectional View
The vertical sectional drawings clearly display internal spatial relationships, especially the placement of beams and slabs. By connecting and sectioning the structural beams, the accuracy of the sections is ensured.
Simulation Analysis
To comply with requirements for building evacuation, environmental conditions, transportation, and energy conservation, simulation analyses were performed on annual energy consumption, wind environment, lighting conditions, and personnel evacuation strategies.
Construction Drawing MEP Pipeline Integration
Each discipline’s model was created individually and then integrated into the architectural model. This process involved coordination, revision, and verification of each discipline’s detailed designs, resulting in a comprehensive plan and pipeline layout.

Initially, 925 collision issues were identified. To resolve this, the general contractor led the process, with the construction team providing suggestions for modifications. These were then highlighted with a flat roadmap for clear visualization.
3D Dynamic Roaming
The dynamic roaming feature allows real-time walkthroughs, enabling users to explore every detail of the building and inspect the pipeline layouts through various vertical and horizontal sectional views.
Outdoor Pipeline Integration
By detecting pipeline collisions within the BIM models, errors in 2D drawings were identified and resolved during the review stage. This integration and visualization of pipeline drawings significantly improved drawing interpretation efficiency and facilitated construction through simulation.
Construction Site Management
The building incorporates several intelligent technologies, including high-definition video surveillance, a QR code scanning material management system, and a facial recognition system. These advanced technologies contribute to making the building intelligent and environmentally friendly.
5D Construction Management System
The Guanglian Da project utilized a 5D construction management system to perform a preliminary budget and detailed cost estimation. The project’s business management evolved into contract management, implementing a “Whole Process Cost Management System” to oversee contracts effectively.

This approach ensures effective collaboration among all construction stakeholders. It emphasizes cost-centered, schedule-oriented, contract-based, BIM-driven, data-supported, and network-enabled management to control project investment, timeline, and quality, ensuring successful project completion.
Throughout the construction and management of the Guanglian Da Information Building, both the construction team and the owner actively explored BIM technology applications to support project management. BIM served as an integral thread throughout the project lifecycle, enhancing project delivery, shortening schedules, ensuring quality, and ultimately reducing costs.
