
Project Overview
The relocation and resettlement housing project for Block 600 of Unit W121501 in Dachang Community is situated in Putuo District, Shanghai. It spans an area of 49,813 square meters, with a total construction area of 190,689.8 square meters.
The BIM tutorial covers the first basement level for plots C1-07 and C2-01, and the second basement level for plot C3-05. Above ground, the development consists of twelve 18-story high-rise residential buildings, two 3-story public buildings, and one 6-story public building.
All twelve high-rise buildings feature integrated shear wall structures, while the public buildings utilize integral frame structures. The project achieves a prefabrication rate exceeding 40%.
This initiative has been successfully designated as a Shanghai Prefabricated Building Demonstration Project and was recognized as a 2018 Shanghai Green Construction Model Engineering Exchange Project.

Let’s explore the technological innovations behind this assembly project.
1. High Prefabrication Rate PCF Assembly Structure System
The exterior walls employ a leak-proof, structurally sound internal pouring and external hanging system. Non-load-bearing prefabricated exterior walls are connected using blind holes.
By incorporating PCF exterior walls and prefabricated balconies around elevator shafts and stairwells, the prefabrication rate surpasses 40%.

2. Second Generation High-Rise Construction Technology Without External Scaffolding
This project utilizes high-precision processing technology for exterior walls. Tool connection joints on the exterior wall panels create a closed enclosure system, eliminating the need for traditional external scaffolding.
Outdoor work such as landscaping and road construction proceeds simultaneously with the main structure, reducing the construction timeline and establishing a garden-style construction site.
The enclosure system is simple to install and dismantle, saving materials and space while reducing safety risks associated with scaffolding installation, dismantling, fires, and personnel accidents.

3. Integrated Construction Technology of PC and Aluminum Mold
The challenges posed by combining two high-precision processes have been addressed through design optimization, adjustable connection buckles, seam anti-seepage technology, and explosion-proof mold wall clamps.
This approach enhances measurement accuracy, allows for thin plastering, reduces labor and material costs, and aligns with current trends in industrial development.

4. Digital Technology Enhancing Assembly and Construction
Utilizing an assembly BIM platform combined with QR code technology, the project enables real-time monitoring of component information, optimizing production and transportation management.
The assembly training base includes an exhibition area for assembly technology, a training area for assembly workers, a safety experience zone, a physical model area, and a construction method building. All these areas incorporate BIM, VR, or AR technologies.
The digital construction method building presents the construction process and detailed procedures in 3D, offering immersive VR training on lifting, safety, and other critical aspects.

Additional information technologies applied in the project include a project risk management app, a VR safety all-in-one device, and engineering intelligent AI. The project also developed intelligent grouting machines, thin plastering techniques based on non-precise blocks, traffic diversion systems, and specialized PC equipment and instruments.

5. Construction Method Building
A one-and-a-half-story construction method building has been established for the project, physically demonstrating the processes and techniques used.
The building contains an aluminum film section, a first structural area, and a second structural area, showcasing PC exterior wall grouting and sealing technologies. This setup provides on-site workers with hands-on teaching and discussion opportunities.
In line with the use of BIM technology, all virtual constructions have been finalized, forming a fully digitized building.
