In recent years, the use of BIM (Building Information Modeling) by property owners has increasingly followed a bottom-up approach. However, in China, project owners are generally disconnected from the design and construction teams unless it involves an EPC (Engineering, Procurement, and Construction) model. This disconnect has led to numerous challenges with BIM implementation. Today, I will discuss what issues homeowners should pay attention to when using BIM.
The information delivery in BIM goes beyond traditional paper documents or unrelated electronic files. It involves digital information exchange supported by relevant information and communication technologies. Therefore, technical requirements cover software platforms, data exchange formats, model granularity, and education and training. The goal is to enable seamless information sharing among different teams within the same project, ensure execution quality, and improve overall project efficiency and quality assurance. The key requirements include:
1. Software Platform: It is essential to define a shared BIM system platform alongside a facility maintenance system platform so that all relevant BIM software can be compatible and supported. This ensures communication and coordination between different software used at various project stages, including handling version control issues, which may impact preliminary bidding documents. Owners must specify software requirements and limitations clearly in the project contract. Once agreed upon, software versions cannot be changed arbitrarily without thorough testing, verification, and agreement from all project participants. The chosen software and versions should be detailed in the BIM execution plan, which should also clarify information related to BIM collaboration platforms.
2. Data Exchange Format: The primary purpose of delivering the BIM model is to provide comprehensive data usable throughout the building’s lifecycle. To ensure data integrity, uniform guidelines should be established so that exchanged information aligns with the project phase, purpose, and required format. Models or file types that do not meet these standards must be properly converted.
3. Coordinate System: It is recommended to adopt a common coordinate system as a reference point for all BIM models. Defining a unified coordinate system facilitates the integration of different models within the project.
4. Model Detail: This refers to a modeling standard that serves as a reference for the construction industry. By developing BIM models and defining element characteristics for various building systems based on different purposes, users can better understand their practical properties and limitations. In the UK, model components are separated into two parts: geometric information and non-geometric information. This separation defines the level of detail required for object geometry to meet different application needs.
5. Education and Training: Project tenders should include requirements for relevant training content. After project completion, contractors are expected to transfer technology back to the owner and provide education and training to meet information transmission and contractual needs.
