Current Challenges and Future Directions of BIM Technology

While China’s construction industry is currently making great strides in applying BIM technology, it is crucial to also focus on the future development of BIM to ensure sustainable and healthy growth in the long term. Today, I will discuss the development direction and current challenges faced by BIM technology.

1. The Direction of BIM Technology Development

At present, the application of BIM technology in China remains largely at the 4D (3D + Time) and 5D (4D + Cost) stages. However, as BIM technology continues to evolve, we expect to see progress towards 6D and 7D levels.

Currently, the academic community generally agrees that 6D builds upon 5D by incorporating sustainability aspects, primarily through energy consumption analysis. The implementation of 6D technology enables more accurate and comprehensive energy estimation during the early design phase. It also allows for continuous monitoring and adjustment of projected energy use throughout construction, ensuring overall reductions in energy consumption during both the building process and future operations. This approach aligns well with environmental protection goals.

7D extends 6D by integrating facility management, focusing on the operation and maintenance of building assets throughout their entire lifecycle. The use of 7D technology allows managers to access and track detailed equipment data, such as component status, specifications, maintenance manuals, and warranty information. This facilitates more efficient component replacement and provides a comprehensive system for managing subcontractors, suppliers, and facility components throughout the building’s lifespan, ultimately optimizing equipment management.

Currently, BIM technology primarily targets individual buildings. However, infrastructure like roads, bridges, and pipelines connect these buildings, which presents additional challenges. In response, some companies have introduced the concept of CIM (Civil Information Modeling) to simulate these connections. By integrating BIM with CIM, a larger, more comprehensive system emerges—known as SIM (Smart Information Modeling or SimCity)—which models the interconnections among buildings and infrastructure.

For example, the West Kowloon Cultural District in Hong Kong, China, includes numerous exhibition halls, theaters, and high-speed rail stations with complex interconnections. The project owner requires contractors to implement SIM technology during design and construction. This approach exemplifies a promising future direction for BIM development.

2. Challenges That Need to Be Addressed

Partial applications of BIM technology in bidding and construction processes have demonstrated its advantages over traditional methods. Although domestic enterprises are working hard to promote BIM technology, some issues remain that hinder full and efficient implementation in the short term.

BIM is not merely software; it is a sophisticated platform that integrates multiple disciplines, platforms, and software functions. Its core function is to enable personnel from various fields to collaborate on a shared platform, facilitating seamless data flow and exchange. This interdisciplinary cooperation is essential for the system’s success.

At the same time, developing and refining relevant standards, specifications, software tools, and cultivating a skilled workforce requires time and effort.

For construction companies, BIM’s value extends beyond project bidding and management. Its greatest potential lies in enterprise-wide management—consolidating all projects and resources onto a single platform. This integration improves resource allocation, reduces management complexity, and makes approvals and reviews more transparent, intuitive, and efficient. Consequently, overall productivity can be significantly enhanced.

Achieving this vision is not simply a matter of technology or training. The real challenge lies in shifting the mindset of managers at all levels. They must be willing to embrace BIM technology, actively learn its applications, and invest the necessary resources to integrate BIM into project and enterprise management.
