The Shenzhen Zhonghai Ludan Mingyuan project is developed by Zhonghai Real Estate. According to the Shenzhen Municipal Government regulations, two of the buildings are prefabricated residential structures.
Constructed by China Construction Fifth Engineering Bureau Guangdong Company, the project consists of two buildings, measuring 147 meters and 124 meters in height respectively, with a total construction area of 59,300 square meters. Construction began on August 12, 2015, and has now reached the 22nd prefabricated research and development floor.
Challenges
This project faces three main challenges in the construction of prefabricated residential buildings:
First, hoisting is difficult due to the large number of heavy components, posing significant challenges to the hoisting equipment and construction process.
Second, installation is complex because the project primarily uses prefabricated components, and the quality of node installation directly impacts the overall building quality.
Third, constructing the junction between prefabricated components and cast-in-place concrete components is challenging.
Despite these difficulties, the project is progressing smoothly.
Summary
Su Yuanjia, Deputy Chief Engineer of China Construction Fifth Engineering Bureau, conducted research and provided guidance on the project. He inspected the construction of connections between cast-in-place concrete and composite panels, as well as protruding windows and stairs on site, gaining insight into the specific operation methods and construction plans.
He noted that measures such as project safety channels, environmental protection and dust reduction, and bolt adjustment are economical and practical, reflecting the team’s dedication.
He offered two key suggestions:
1. The combination of concrete, aluminum formwork, and precast concrete (PC) represents a new trend in construction industrialization, requiring continuous exploration, management and technology summarization, and leadership.
2. Technology should be integrated with safety and business considerations to ensure support and services for project implementation.
About
Last year, China Construction Fifth Engineering Bureau established a residential industrialization production base in Ningxiang. This facility supports an integrated approach, combining prefabricated housing development, component manufacturing, and assembly construction.
