Trends and Applications of BIM Technology in Modern Construction

Application and Development Trends of BIM Technology

As BIM technology continues to advance and mature, an increasing number of software vendors are dedicating resources and investment towards developing BIM tools. This growing focus stems from the clear advantages BIM offers, as contractors recognize its potential to reduce engineering risks and improve project outcomes.

Building Information Modeling (BIM)

BIM represents a significant breakthrough in the engineering industry. With the widespread availability of average-level computer software and hardware, it has become easier to transform the traditional workflow within construction. Historically, 2D CAD drawings have been the standard for managing the entire project lifecycle—from planning and design to construction and maintenance. However, these 2D drawings present many challenges during actual project execution. For instance, during planning and design phases, it is often difficult to determine whether a design will cause complications or pose feasibility issues before construction begins. Because 2D CAD cannot reflect real-time construction feasibility, engineering projects can become unstable and prone to failure.

The most notable advancement with BIM technology is the transition from 2D CAD drawings to 3D visual and intuitive models. These 3D building models serve multiple purposes, allowing various project stakeholders to engage with the model in ways that suit their specific roles. This not only facilitates clearer communication between participants but also provides a tangible representation of the project, boosting confidence and enabling more informed discussions.

Internationally, many countries actively promote BIM technology by establishing relevant standards and guidelines, such as the BIM Execution Planning Guide released by the University of Pennsylvania and the National BIM Standard. BIM technology can be analyzed at three main levels: modeling technology, information exchange standards, and model operation technology. Currently, modeling tools like Revit and Tekla have reached a mature state, effectively meeting the construction industry’s modeling requirements.

Regarding information exchange standards, the IFC format (Industry Foundation Classes), developed by buildingSMART, facilitates interoperability between different software platforms. Much research focuses on improving IFC conversion formats to enhance this capability. In terms of model operation technology, China emphasizes applications such as 3D models, clash detection, and integrating models with cloud services.

Despite these advances, BIM developers are pushing beyond traditional 3D building information models. To increase adoption and position BIM as a comprehensive platform for engineering information exchange, the technology is evolving into 4D, 5D, and beyond. The 4D model incorporates the element of time by integrating scheduling into the 3D model, while the 5D model adds cost information. These expanded dimensions enrich BIM content, better addressing the diverse needs of stakeholders.

As illustrated in the figure, Vico Software conceptualizes BIM model functionalities as circular layers, enabling applications such as 4D scheduling and 5D cost management. Other leading developers, including Autodesk and Tekla, are also focusing on enhancing the usability and information content of BIM models.

That concludes our overview of the Application and Development Trends of BIM Technology. We hope this information proves helpful to everyone interested in this evolving field!
