An Overview of BIM: Key Concepts and Insights

BIM has been present in China for over a decade, but I only encountered it in 2015 through work. After applying relevant knowledge for some time, I have developed my own understanding and appreciation of BIM. Today, I would like to briefly share my insights on BIM.

What is BIM?

Building Information Modeling (BIM) leverages the advantages of digital virtual buildings—such as pre-simulation, standardized information, and easy integration—to assist in the planning, design, construction, operation, and maintenance throughout the entire building lifecycle.

Why use BIM?

Currently, information exchange across the building lifecycle stages (planning, design, construction, operation, and maintenance) primarily relies on traditional 2D, vertical, and sectional drawings. This approach hinders the full transmission, integration, and preservation of information. Consequently, it limits the construction industry’s overall efficiency and leads to significant waste of materials and human resources.

BIM addresses these challenges by using a standardized information model that computers can access, improving the complete project workflow from building planning and design to construction and maintenance management.

With BIM, crucial data generated by various disciplines throughout the building lifecycle can be preserved and shared more effectively. This fosters new collaborative construction models and concepts, reduces redundant work and resource waste, enhances building quality and operational efficiency, and lessens environmental impact.

In summary, BIM offers the following benefits:

  • For owners: It strengthens understanding of project progress and expected outcomes, including cost, schedule, and quality control.
  • For design: Precise 3D visualization allows cross-disciplinary collaboration earlier in the process, enabling real-time verification, review, and revision of design feasibility.
  • For construction: Design clash detection and Lean Construction techniques can be implemented before actual construction begins.
  • For operation: BIM integrates building equipment operation and management systems, supports equipment inspection and spare parts replenishment, optimizes equipment performance, and provides energy-efficient, healthy, and comfortable spaces.

How does BIM work?

Unlike typical 3D modeling software, BIM uses an object-oriented approach to digitally break down buildings and related equipment into virtual components based on real construction processes and equipment composition—such as columns, beams, doors, windows, and bathroom fixtures.

These virtual components not only have 3D representations but also carry attribute data like material properties and performance specifications. Using these components, BIM modelers create virtual buildings within a computer-generated environment, known as a Building Information Model (BIM Model).

Because components include detailed dimensions and attributes, design teams can simulate lighting, equipment placement, and furniture arrangement to communicate with clients and refine the design.

Different professionals can integrate various BIM models—covering spatial layout, structural analysis, mechanical and electrical systems—before construction to identify design flaws or conflicts, such as insufficient stair clearance or overlapping pipelines. This proactive approach avoids discovering such issues during construction, preventing rework and saving manpower and resources.

Ultimately, BIM models serve as a vital information foundation for long-term building maintenance and management.

How to apply BIM?

BIM is highly valued worldwide, especially in countries like the United States and the United Kingdom, where government and private sectors collaborate to promote its adoption.

Although BIM models exist virtually, they should be treated seriously like physical buildings. First, the owner defines the information requirements based on their needs and budget. Then, the construction team develops BIM models in stages during construction, submitting them for owner review. The BIM model is finalized only when it contains sufficient and accurate information that corresponds to the completed physical building.

Therefore, applying BIM is not simply about purchasing software and hardware to gain immediate benefits. It requires integrating BIM modeling into construction workflows and embedding it into existing processes and mindsets to successfully merge virtual BIM models with physical buildings.
