On-Site Condition Modeling
On-site condition modeling involves establishing the current status of the base, existing facilities, or specific areas within those facilities. This provides essential on-site information needed for operation and maintenance planning.
Record Model
Creating a record model means using BIM technology to capture detailed information about all equipment during the project execution process. This serves as a vital data resource for future reference.
Additionally, establishing a facility history model involves adding supplementary information to incomplete equipment data, ensuring the completeness of operation and maintenance records in the future.
Asset Management
Facility asset management links the record model—which contains detailed information about facility and building objects—to an asset management system. This enables systematic management, making future inventory, maintenance queries, and utilization more efficient.
Space Management and Tracking utilize 3D model simulations to monitor and track how spaces within facilities or buildings are used. This helps optimize the allocation and utilization of spatial resources at any time.
Facility/Building Maintenance Planning
Facility and building equipment maintenance management involves accessing object information in computer systems to support future maintenance and repair queries.
Maintenance planning stores detailed object information and repair schedules within computer systems. This approach helps maintain equipment functionality over its service life, enhancing overall performance, reducing maintenance frequency, and lowering costs.
Maintenance and repair information is stored systematically, ensuring easy access to complete records for operational purposes.
Maintenance budgeting incorporates object data such as manufacturers and pricing into the system, facilitating accurate queries and efficient budget planning for future maintenance activities.
Energy monitoring uses facility information models to control and monitor operational equipment. This reduces unnecessary energy consumption and verifies equipment is functioning properly.
Facility/Building System Analysis
System analysis measures how facilities and buildings perform compared to their original design specifications. It includes evaluating mechanical system operations and energy consumption to ensure energy efficiency.

Disaster prevention plans leverage BIM models and information systems to provide critical data on facilities and buildings used by disaster relief teams. This enhances the efficiency of disaster response and minimizes safety risks.
