Key Applications of BIM Models During the Design Phase

Yesterday, I had a discussion with everyone about the applications of BIM models in the planning phase. Today, let’s continue this topic and explore the applications of BIM models in the design phase. In international literature, the design phase is often divided into basic design and detailed design. However, in China, such clear subdivisions are rare, so for clarity, I will combine the two phases here.

On-site Condition Modeling

This involves establishing the current status of the site, including existing facilities or specific areas within those facilities, to provide essential on-site information needed for detailed design work.

Site Analysis

Using BIM and GIS tools, site analysis evaluates spatial characteristics within a given area and constructs environmental status models. This helps determine the optimal location for the project.

Design Development

This stage includes detailed design of facilities and buildings—covering architecture, structure, space planning, and other specialized designs. 3D software is used to create BIM models of the facility or building, enabling design analysis of related systems and ensuring the spatial needs of the owner are met.

Design Drawing Output

Before construction begins, design drawings for each discipline are finalized and issued as references to guide on-site construction activities.

Contract Budget Preparation

Based on the detailed BIM model, work items and material quantities are estimated and prepared to facilitate contract budgeting and bidding processes.

Contracting Document Preparation

Complete documentation related to the contract budget is assembled to support contracting and bidding procedures.

Collaborative Integration

3D visualization and analysis simulations leverage virtual 3D spaces to visually display spatial requirements and system analyses for facilities and buildings.

3D communication and coordination utilize these visualizations to review spatial needs and system details, enhancing communication, coordination, integration, and collaboration among project members.

Collision detection and conflict analysis use verification software within the 3D simulation environment to identify and resolve design clashes early, reducing the risk of changes during construction.

Process Planning

4D scheduling models are used to plan phased construction sequences effectively during renovation, refurbishment, or expansion projects, enabling proactive solutions before construction begins.

Cost estimation, including quantity calculations derived from BIM models, helps accurately estimate material needs and quickly generate updated quantities as designs evolve.

Structural Analysis

BIM structural software performs detailed analysis and simulation of structural systems, load-bearing components, and other civil structures to enhance the safety and performance of the facility or building.

Lighting Analysis

Using BIM energy analysis tools, lighting requirements are evaluated to ensure the facility meets necessary illumination standards.

Energy Analysis

Energy performance is assessed with BIM energy analysis software, examining airflow, building efficiency, energy consumption, and more, to improve performance and reduce energy use.

Green energy analysis specifically evaluates sustainable energy solutions to enhance the building’s environmental friendliness and further decrease energy consumption.

Other Engineering Analyses

Mechanical systems are analyzed through BIM software simulations to optimize performance and safety within the facility or building.

Sustainability Analysis

Sustainability assessments—such as LEED certification evaluations—are conducted to ensure the project meets established sustainability criteria and improves environmental compliance.

Design Review

3D models are presented to stakeholders showcasing basic design outcomes that satisfy original planning requirements across architecture, structure, mechanical and electrical systems, and spatial planning, fulfilling the design phase’s objectives.

Regulatory Review

Regulatory compliance is verified using specialized software to ensure all model parameters align with engineering standards and legal regulations, minimizing errors and saving time on repeated checks.
