What are the benefits of using BIM? This question often sparks diverse opinions. Here, the editor from the BIM Building Training Network will explore its advantages through several key stages:
Conceptual Design Stage: At this early phase, BIM effectively captures design creativity and enables various analyses, including area assessment, shape coefficient evaluation, commercial real estate revenue forecasting, visibility studies, and sunlight trajectory tracking.
Scheme Design Phase: BIM plays a crucial role in optimizing complex modeling projects during the scheme phase. It facilitates design refinement, scheme comparison—such as surface rationalization—and feasibility analysis. Additionally, building performance evaluations, energy consumption assessments, daylight and sunshine analyses, as well as evacuation simulations, all contribute to enhancing the building design.
Construction Drawing Design Stage: For projects featuring complex shapes that traditional 2D design methods cannot adequately represent, BIM offers the best solution for construction drawing development. However, given the current shortage of BIM professionals and tight schedules, a combined BIM+AutoCAD approach is recommended. In this workflow, AutoCAD is used to further develop designs based on BIM outputs, helping to maintain high design quality.
Professional Pipeline Integration: BIM is essential for comprehensively and efficiently managing complex professional pipeline designs found in large factories, transportation hubs such as airports and subway stations, and public facilities including medical centers, sports arenas, and theaters.
Visual Design: Project presentation techniques like renderings, animations, real-time walkthroughs, and virtual reality systems are also integral parts of BIM applications, enhancing visualization and stakeholder engagement.
