10 Design, part of Egis Group Architecture Line, proudly presents its design proposal for the LA VIE Golf Club in Muscat, Oman. Nestled between the serene Oman Sea and the majestic Hajer Mountains, and adjacent to the Muscat Mountain Golf Course, this modern, integrated facility promises visitors a comprehensive experience combining business, leisure, health, and sports.
Located just a 10-minute drive from Muscat International Airport and close to the city’s residential and central business districts, the project beautifully showcases the natural landscape while offering a wide array of modern golf experiences. It also features year-round family activities and diverse dining options, catering to both tourists and local residents, thereby invigorating daily life in the community.
The master plan, developed by ORIS—the real estate division of Oman’s leading investment company Ominvest—includes 80 rooms and 100 branded residences within the Tivoli Muscat Hotel & Residences. The development also features 22 apartments, office spaces, and clubhouse facilities, all overlooking an 18-hole championship golf course perfectly situated between mountains and the sea.
Design Director José Cláudio Silva shared, “Inspired by the rugged terrain along Oman’s coastline, we have seamlessly integrated green landscapes into terraces and rooftops. This blurs the line between architecture and nature, creating an immersive experience. Unlike traditional layered high-rise buildings that often disconnect people from their surroundings, our design fosters intimacy through layered open terraces and pedestrian-friendly slopes, engaging multiple senses and encouraging natural interaction.”
Experience Modern Golf, Health, and Leisure in Oman
Thanks to its prime location, the project attracts golf enthusiasts from near and far, as well as local residents seeking quality time with family and friends. Centered around golf, the design harmoniously integrates top-tier residential, commercial, and tourism facilities within a total construction area of 64,000 square meters.
At the heart of the project stands a boutique hotel featuring 80 rooms and 100 branded serviced apartments, all managed by Tivoli. The hotel offers extensive leisure and conference facilities, including a 70-meter rooftop pool, fitness center, banquet hall, four meeting rooms, and an Anantara spa. Residential offerings include 22 apartments and eight luxury villas with private ground or rooftop pools, each boasting stunning views of the golf course and distant mountains.
The project offers guests and residents a unique dining and shopping experience with rooftop bars and restaurants, lobby lounges, sports bars, and all-day dining venues. The retail space spans 2,800 square meters and features a variety of international brands.
To address current and future demands for golf courses and hospitality, the design team has crafted vibrant spaces for social events and gatherings that appeal to all ages. 10 Design and ORIS have collaborated to cultivate an open, welcoming social atmosphere at LA VIE. The Tivoli hotel is fully equipped to host a variety of events and weddings, with banquet halls and other versatile spaces that can extend outdoors to a golden terrace overlooking the golf course.

A Captivating New Design Shaping the Future of Golf
The LA VIE Golf Club aims to become one of the region’s premier golf facilities, featuring a redesigned 18-hole course surrounded by lush greenery and stunning scenery. Reflecting the ongoing evolution of golf club and course design, it caters to beginners and elite players of all ages. Additionally, LA VIE Club boasts Oman’s first Toptracer practice range, offering interactive games and virtual golf courses that help players of all levels improve their skills in a relaxed environment.
Responding to the trend of making golf more accessible, 10 Design’s plan introduces the golf course environment into the development through two L-shaped buildings that cleverly integrate the front and back nine holes with the architectural form. The streamlined structures embrace expansive green public spaces, mirroring the golf course’s natural contours and terrain.
The building orientation optimizes natural southwest winds and minimizes solar heat gain through shading devices, significantly reducing energy needs. Strategically placed water features utilize evaporative cooling to enhance comfort while maximizing views and creating an intimate, inviting leisure space.
Drawing inspiration from Oman’s traditional urban textures and colors, 10 Design incorporates local specialty materials such as warm, white textured stone and rich wood finishes. These elements complement each other to create a distinctive architectural expression. The project is scheduled for completion by the end of 2024, with an anticipated opening in early 2026.
