01 Project Background
The China Electronics Great Wall Science and Technology Park, located on Yuehai Street in Shenzhen’s Nanshan District, is undergoing an urban renewal project involving comprehensive renovation and selective demolition and reconstruction. This initiative focuses on upgrading industrial plants and staff canteens within the park. Situated along Shennan Avenue and adjacent to Shenzhen University, the park’s northern side houses a financial base. The area benefits from mature commercial facilities, a well-established road network, and convenient rail transit, fostering a thriving industrial atmosphere. However, due to industrial clustering, office spaces are densely packed, and vacancy rates are projected to rise.

CCD (Shanghai Dihui Real Estate Consulting Co., Ltd.) has introduced the concept of the “INNOSIS” project, combining Innovation and Oasis. By adapting and reusing the existing building, the project breathes new life into the site, creating a mixed-use community that integrates living, working, and recreational spaces. Unlike surrounding tech parks focused primarily on office work, this development fosters a lively residential atmosphere. Compared to large commercial complexes, it emphasizes innovation and entrepreneurship.

02 Design Concept
Parks symbolize relaxation, joy, and greenery; this “soft pleasure” from nature relieves daily stress, rejuvenates the senses, and enhances focus. Streets connect public spaces to the broader city, forming transportation networks and landscape axes. Building on the architectural spatial form, we conceptualize two primary design elements: the Central Park and the Cross Well.

The design places offices, commercial spaces, and a hotel around an atrium, while the open Central Park serves as a vibrant, ecologically rich area. The narrow Cross Well creates a multi-level alleyway-like space, cultivating a mixed-use community flourishing within the park.

03 Breathing Buildings
Integrating Urban Green Spaces Indoors
Tall trees on the southern edge of the site nearly obscure the building’s south facade, yet they hold significant ecological value. We opened up the southern area of the building, combining it with these mature trees to create a south-facing square park. The original architectural language of the south facade is preserved, with intelligent sunshade louvers added to reduce direct sunlight.

At the south main entrance, elevated outdoor spaces house numerous displays, creating a lively commercial block that complements the square park. This setup attracts external visitors and guides them into the interior, while fostering a social atmosphere full of life.

Indoor Oasis
The original building’s high ceilings and expansive spans naturally lend themselves to creating an indoor oasis. Through careful spatial planning and design, we maximize the integration and interaction of lush greenery throughout the interior.


Inspired by the concept of Central Park as an open city space for relaxation, entertainment, and social interaction, we created a 9-meter-high indoor rainforest covering nearly 4,000 square meters. Surrounding this indoor park, the commercial spaces on the first floor feature flexible layouts and are lined with abundant greenery.

Cross Well is a key design element positioned at the center of the office area. It features a narrow, cross-shaped courtyard that provides ample natural light and ventilation. A dedicated terrace encircles the office spaces adjacent to the atrium, introducing vertical greenery to the environment.

Small courtyards at the east and west ends of the Cross Well create a distinctive environment. Vertical staircases efficiently connect office areas with commercial platforms on the mezzanine level. Variously sized box-shaped spaces protrude toward the atrium, enriching the façade’s texture.

Rooftop Garden
The rooftop garden serves as a sports-focused park that retains existing solar panels and features a new circular track built on the current structure. It also includes sports amenities such as basketball courts and swimming pools, creating an elevated sports plaza that complements the indoor park and entrance square. This rooftop space is open to the entire community, enhancing the development’s vitality.

04 Sustainable Design
Shenzhen’s tropical monsoon climate informs the sustainable design strategies implemented here. The factory-style space features a 30-meter-high atrium with an operable skylight. Environmentally friendly ceiling fans enhance ventilation, promoting natural cooling. Intelligent sunshade louvers on the south facade and the skylight reduce harsh sunlight and indoor temperatures, lowering energy consumption.

Using locally adaptable, low-maintenance plants reduces upkeep costs. Incorporating oxygen-producing plants that are active at night helps lower indoor carbon dioxide levels. Water features on the south square generate vapor that rises, creating gentle air circulation and a microclimate within the building to enhance natural ventilation.

As China’s youngest first-tier city with a robust economy and a modern high-tech industrial chain, Shenzhen supports innovative and sustainable regeneration. The renovation of the Great Wall Building in Nanshan Science and Technology Park embraces forward-thinking design principles and sustainability. The introduction of an indoor park allows occupants to alternate between focus and relaxation, alleviating stress common in traditional office environments. This improves office space quality and appeal while providing comprehensive cultural and recreational functions, thereby enhancing overall park service support.
