This project is situated in Hangzhou High-tech Zone (Binjiang), one of the most vibrant innovation hubs in Hangzhou. As a leading company in its sector, Hikvision Group continues to drive regional industrial development forward. The fourth phase of Hikvision’s Hangzhou headquarters spans approximately 170,000 square meters, accommodating a variety of functions including research and development, office space, service areas, and experimental facilities.

The design features an open and transparent spatial layout that integrates seamlessly with the surrounding cityscape. A north-south axis establishes a symmetrical park layout, while the building heights vary from taller structures in the north to lower ones in the south, creating a dignified and elegant entrance atmosphere. To the west lies the existing urban water system, and the east-west axis connects the eastern entrance, central garden, and riverside green spaces, forming a coherent corridor that unites architecture, urban landscape, and nature.

Two high-rise office buildings are positioned on the northern side, while conference and laboratory facilities occupy the southern side, connected to the main building via corridors. This large-scale enclosure and architectural approach create an open, impressive presence within the urban environment.

Despite the limited site area, the design team incorporated a beautiful central garden, offering a unique natural retreat for employees and visitors amidst the busy city. The podium’s architectural form features staggered levels and setbacks, creating outdoor spaces that rise from the central landscape to the upper levels. Combined with rooftop terraces and sports facilities, this creates a dynamic, multi-level ecological walkway that encourages interaction and vitality throughout the campus.

The technological facade system is designed with minimal elements, using modular concepts to distinguish it from neighboring buildings and emphasize the company’s modern, tech-driven identity. The main building façade features a combination of concave and convex windows: fixed convex windows offer panoramic views, while inward-opening windows flanking the concave sections facilitate ventilation and smoke exhaust without compromising the facade’s integrity. The podium’s exterior is clad with horizontal aluminum panels spaced vertically at 1.1 meters, with a 0.3-meter overhang, creating a seamless visual base between the corridor and podium. At the main entrance, these horizontal lines converge and rise, accentuating the grand foyer.

In this BIM-forward design project, the team adopted an innovative BIM collaborative approach for the first time. Unlike traditional reverse engineering, this method leverages the Revit software platform to build a complete 3D model from the outset, allowing construction drawings to be directly exported from the model. This process enables designers to refine building details more thoroughly during design and helps resolve many design issues before construction begins. As a result, the construction team gains a clearer understanding of the design intent, reducing miscommunication and errors.
