Successful Completion of the 7th China High-Quality Housing Industry Development Forum

The 7th China High Quality Housing Industry Development Forum took place successfully in Shanghai from August 24 to 25, 2023. Leading domestic developers of high-quality residential real estate, architectural design institutes, and top equipment technology providers gathered to discuss market trends, design concepts, and the product value system for premium residential properties amid urban renewal.

Han Jihong, Senior Chief Engineer at Shanghai Academy of Building Sciences Co., Ltd., delivered a keynote titled “Innovation-driven Green, Low Carbon, and High-Density Block Construction.” He analyzed innovative technologies and control systems in high-density block construction across five key areas, emphasizing human-centered spatial improvement strategies.

Han highlighted the importance of constructing “two highs” and “two worlds” in urban centers: comprehensive near-zero carbon emissions control, multi-system integrated planning and design, evaluation and control of low-carbon construction, digital twin platforms for block management, and engineering planning and construction control systems for high-density, high-quality blocks.

Li Li, Deputy General Manager of Dongyuan Group’s Southwest Region, shared innovative practices and non-standard commercial product development through case studies in her presentation, “Innovative Practice of Dongyuan Non-standard Urban Renewal Products.”

Guo Hongguang, R&D General Manager at Langshi Holdings Group, discussed the core elements of high-quality housing in his talk, “Returning to the Essence of High Quality Housing.” Based on market research, Longfor aims to create differentiated product values focusing on health, comfort, energy efficiency, environmental protection, intelligence, and human-centered design, building upon conventional residential property values.

Langshi prioritizes multiple factors such as temperature, humidity, fresh air, intelligent control, spatial planning, sound, lighting, and energy consumption. They follow the principle of “building first, equipment later,” focusing on building energy efficiency and low carbon as foundations before implementing equipment strategies. This approach forms the basis of Langshi’s green differentiation strategy.

Qu Yan, Deputy Director of the Science and Technology Innovation Center at East China Construction Group Co., Ltd. and Dean of the Low Carbon Technology Research Institute at East China Architectural Design and Research Institute Co., Ltd., presented on “Implementation Path and Practice of Sustainable Development of Low Carbon Communities.” She addressed the dual carbon development scenario, low-carbon community concepts, and sustainable development practices for both new and existing communities.

The promotion of low-carbon community construction centers on improving energy efficiency, energy transformation, environmental responsiveness, perception enhancement, and community co-construction and sharing — the “5E” path. Using a newly built community in Huajian as an example, she demonstrated how integrating mature technologies with architectural design fosters low-carbon innovations.

For existing community renewal, the strategy focuses on the “5 Haves”: strength (varied promotion forms), organization (top-down management), effectiveness (customized renovation), warmth (low-carbon humanistic care), and fun (bottom-up cultivation).

Jian Hong, Head of Mechanical and Electrical Engineering at Jindi Group’s Shanghai branch, shared insights on “Exploration of Healthy and Low Carbon Buildings in Jindi’s East China Region.” He introduced the application of Jindi’s G-WISE system in Shanghai, highlighting ultra-low energy consumption and holistic health benefits.The 7th China High Quality Housing Industry Development Forum was successfully held

Zhang Xi, Head of TM East China Business at the International WELL Building Research Institute, spoke on “WELL Promotes Healthy Living.” She explained how WELL integrates scientific research on how physical environments affect human health, well-being, and performance, promoting a comprehensive approach to healthy building environments.

The afternoon featured a group discussion on “Upgrading High Quality Residential Buildings 3.0.” Moderated by Zhang Xi, the panel included Cui Zhanming, General Manager of Technical Management at Shanghai Poly Real Estate Development Co., Ltd., and Zhou Xiang, Partner at Vanke Shanghai Design Engineering Department.

They engaged in dynamic discussions on rethinking healthy housing in the low-carbon era, creating high-quality residential landscapes, refined management of residential decoration processes, and leveraging cutting-edge technology for humanized, intelligent residential management.

The second day began with a keynote by Ye Lin, Deputy Chief Architect at Shanghai Zhongfang Architectural Design Co., Ltd., on “Urban and Community Building.” Using Shanghai Rongxin Vanke Zhongxing Road No.1 as a case study, she shared design strategies for high-rise buildings.

Shi Long, Head of Electromechanical Department at China Merchants Shekou Shanghai, presented “Innovation Practice of China Merchants Shekou’s Brilliant Technology Residential Products.” He outlined the evolution from Health Technology 1.0 to Smart Community 2.0 and finally Technology Customization Scenario 3.0.

Liu Chen, Deputy Director of Tianhua Construction Industrialization Technology Center at Tianhua Group, discussed “Collaborative Research and Construction Practice of Prefabricated Ultra Low Energy Consumption Model Buildings.” He detailed the experimental building’s design, technologies, products, and progress.The 7th China High Quality Housing Industry Development Forum was successfully held

The forum’s final group discussion was chaired by Li Yishu, Design Director at East China Architectural Design and Research Institute Co., Ltd. Participants included Liu Chen, Chen Yong (Fine Decoration Director, Sunshine City Shanghai Region), and Wang Wenzhe (Deputy General Manager, Contemporary Real Estate East China Region).
