
As high-tech industries such as big data and artificial intelligence continue to advance, the integration of industry and urban living becomes increasingly vital. Industrial parks are now designed with a focus on people, reflecting a supportive relationship between individuals, communities, industries, and cities. This has led to the evolution of industrial parks into highly three-dimensional, mixed-use spaces.

The Inspur Intelligent Computing Industrial Park is situated in the heart of Licheng District, Jinan. It is bordered by Tangye Middle Road to the west, Hengsi Road to the north, and Hengwu Road to the south. Additionally, Metro Line 4 is currently under construction along Tangye Middle Road, providing excellent transportation access to the site.

Surrounding the site are mostly newly developed residential communities, experiencing rapid population growth and strong demand for commercial amenities. The office market is dominated by apartments and commercial villas, offering limited office spaces. Moreover, the lack of venues for large-scale events and recreational activities no longer meets the lifestyle, entertainment, social, and leisure needs of high-tech talents. Therefore, this design aims to break the traditional single-use model and infuse the space with dynamic, mixed-use vitality.

Dual Park Planning Strategy: Creating a New Urban Activity Hub
Based on the site’s operational context, the design introduces a “dual parks” concept. The connections between entrances and building spaces are carefully arranged according to site conditions, forming a vibrant urban center that integrates neighborhood commerce, high-end retail, and leisure sports. This creates a dynamic, interconnected urban environment.

The Site Transformed into Two Distinct Parks
The design boldly transforms the site into a flagship super forest park spanning approximately 100,000 square meters. By leveraging the unique functions of two plots, the plan creates two distinctive parks: a sports park in the north and a business garden in the south.

Analysis of the Two Distinctive Parks
To define the building placements, the dual parks concept and the specific needs of each plot guide an enclosed layout strategy. Building heights gradually decrease from west to east, presenting a harmonious urban interface while opening up ecological spaces. The northern park emphasizes public openness, whereas the southern park offers a quieter, more private atmosphere, catering to diverse market demands.

The North District Park features a 400-meter aerial walkway inspired by a sports theme, promoting walking and a healthy lifestyle. This elevated path links various facilities, including office spaces, retail, and hotels, fostering a vibrant and open commercial living environment.

“Richness” Product Strategy: Diverse Functional Industrial Parks
The park’s product structure incorporates dual interfaces of “image + ecology” to the building complex, meeting various operational needs. It offers three main office types: super high-rise offices, headquarters offices, and garden offices, providing customers with diverse options.
The super high-rise office serves as the landmark symbol for the entire site. Headquarters offices come in three forms: standalone, double-split, and triple-split. Garden offices are available in standalone and double-split versions. These spaces can be divided or combined flexibly, accommodating enterprises of different scales.
Supporting facilities such as commercial, exhibition, sports, and hotel amenities complement the park, transforming it into a modern ecological composite urban complex.

The park’s visual identity results from close collaboration across disciplines, ensuring a cohesive architectural language. This coordination allows the buildings to present a unified appearance, providing visitors with a consistent and harmonious visual experience. The design also considers the various business formats to create distinctive and attractive gathering spaces.
Office Design: Inspired by Mountains and Flowing Water
The overall design symbolizes the harmony of high mountains and flowing water, featuring green shared sky terraces distributed across each tower. The tower façades employ gradient techniques that emphasize terraces and setbacks by varying the width of vertical elements.

The North District Sports Park features multiple entrances to attract visitors and includes a 400-meter fitness track and stadium to energize the area. The Southern Business Park has two entrances, north and south, primarily serving office workers, emphasizing a blend of business activity and peaceful garden ambiance.
