BIM Q&A: Exploring the Feasibility and Applications of BIM in Prefabricated Building Projects in China

In recent years, Building Information Modeling (BIM) technology has evolved from a theoretical concept into practical application. Its use has become increasingly common in various engineering projects. As the BIM application environment matures and research deepens, its applications have expanded far beyond initial functions such as collision detection and virtual construction.

BIM Q&A | Is BIM+prefabricated feasible? Application Cases of BIM Technology in Prefabricated Building Projects in China

Application Cases of BIM Technology in Prefabricated Building Projects in China

1. Industrialized Housing in Shenzhen: Shenzhen has embraced national policies by implementing B-level industrial technology in pilot residential projects. The Longyueju Phase III project stands out as China’s first large-scale residential development constructed using prefabricated buildings. This public rental affordable housing project covers a total area of 215,673.5 square meters with building heights reaching approximately 80 meters, making it the first residential area in China to exceed 200,000 square meters.

2. Industrialized Housing in Nanjing: The Nanjing Shangfang Affordable Housing Project boasts the highest prefabrication rate among domestic projects. Building 6-05, a 15-story residential building supported by prefabricated steel structures, achieves an overall assembly rate of over 81.31%. This marks it as China’s first prefabricated residential project. The total construction area for this building is 10,380.59 square meters, with a height of 45 meters.

3. Xi’an Samsung Semiconductor FAB Plant: Located in Xi’an High-Tech Development Zone, this ultra-clean, high-tech electronic factory is China’s first prefabricated building of its kind. Covering an area of 295,122 square meters and costing approximately 160 million yuan, the facility features precast concrete components extensively. The lattice columns in the FAB area are precast concrete, with precast beams and DECK slab systems on the second floor, and precast concrete lattice beams on the third floor. In total, the project utilizes 573 precast concrete components.

Across these three cases, BIM technology has demonstrated significant benefits. The integration of prefabricated construction and BIM has optimized component management and site layout, enhanced project scheduling, improved quality and safety standards, and helped reduce labor requirements and overall engineering costs.
