BIM primarily describes the physical and functional characteristics of engineering projects using interoperable open standards. It serves as a shared knowledge resource for project information, providing a reliable data foundation for building lifecycle management. This enables high-quality analysis and informed decision-making from the very start of a project.

BIM Q&A | What are the characteristics of BIM technology? How does BIM provide a data foundation for building lifecycle management?

(1) Object-Oriented Parametric Modeling. Unlike traditional 3D modeling software that creates shapes by combining points, lines, and surfaces—without embedding information attributes—BIM is an information-rich model where building components are treated as objects. Using specific modeling rules and engineering requirements, these components are created, modified, and assembled. This eliminates common discrepancies in traditional design documents. Additionally, BIM’s interactive visualization offers designers and stakeholders an intuitive way to evaluate, analyze, and make decisions throughout design, construction, and operation phases.

(3) Professional Collaboration. At its core, BIM promotes sharing and exchanging building information across the entire building lifecycle. The IFC standard serves as a unified digital format for BIM models, enabling the creation of a BIM database and collaboration platform. Professionals from architecture, structural engineering, plumbing, electrical, and other disciplines can work in parallel on the same model, sharing, updating, and transferring design information in real time. This significantly reduces coordination and communication costs among project participants.

(4) End-to-End Process Management. A single BIM model integrates project information across design, production, and construction phases by continuously adding or updating building data. This prevents disjointed design, component fabrication, and construction documentation. Furthermore, the finalized BIM model acts as a dynamic repository of building data, facilitating building operation and maintenance. It also records comprehensive lifecycle information from operation and maintenance to demolition, supporting future project traceability.

(5) Virtual Reality. The BIM model encapsulates complete design information, enabling enhanced design, construction, and building performance optimization. BIM software suites simulate real project scenarios within virtual environments through parameter settings, including virtual construction, acoustic and thermal performance analysis, engineering calculations, and clash detection. This early-stage problem detection helps avoid many issues that typically arise during later design phases.
