Building Information Modeling (BIM) proves valuable throughout every stage of the construction lifecycle. Accordingly, different types of BIM software are tailored to specific phases of a building project.

During the design phase, BIM software primarily converts 2D designs into detailed 3D models. Key applications include software for structural modeling, architectural design, mechanical and electrical systems, and curtain wall design. Architectural structure design software varies widely, with offerings from different developers covering conceptual designs, 3D modeling and rendering, and steel structure detailing. In China, Revit MEP is commonly used for these purposes. Additionally, domestic companies like Lizheng and Hongye have developed Revit MEP-based plugins to enhance functionality.
In the construction phase, BIM software is instrumental for 4D and 5D simulations and cost management. Using BIM, teams can establish and simulate 4D models on-site to oversee equipment installation, schedule management, and installation quality control. Notable software includes Synchro 4D and Navisworks for construction simulation. Moreover, cost management tools from domestic developers such as Luban and Guanglianda help monitor expenses during construction. Recently, there has been growing interest in 5D BIM software platforms, which are expected to become a significant trend in construction management.
In the operation and maintenance phase, BIM applications primarily involve software like ArchiBUS, designed for facility management. However, integrating BIM into operations and maintenance remains challenging, with several technical hurdles yet to be fully resolved.
Finally, BIM technology also supports other management tasks related to building sustainability, including energy analysis, environmental impact assessments, and sound and light evaluations. Commonly used tools include GreenBuilding energy analysis software from the United States, Ecotect Analysis for performance evaluation, and other platforms such as EnergyPlus and DOE2.
