During the construction phase of prefabricated buildings, BIM technology plays a crucial role throughout the entire project lifecycle. Since different sub-projects do not start simultaneously, BIM must be used to strategically plan the construction site, design the organization of work, enhance management systems, and provide the necessary materials and technical support for on-site activities.

Figure 1: Application of BIM Technology During the Construction Stage
At this stage, BIM addresses the challenges posed by large, bulky prefabricated components that require significant space and are difficult to handle multiple times. It establishes a collaborative mechanism that takes into account limited construction sites, complicated stacking requirements, transportation constraints for vehicles and roads, and the efficient scheduling of component production.
By leveraging the BIM cloud platform along with QR code technology, teams can prepare 4D scheduling plans, perform 3D site planning and layout, simulate construction and installation processes, and effectively resolve issues encountered during the construction of prefabricated buildings.
Throughout project execution, construction teams should continuously update and refine the design model based on on-site management conditions and construction needs. The BIM cloud platform also facilitates real-time monitoring and management of quality, safety, progress, and information on-site, ensuring seamless data transfer and communication.
As engineering projects advance, a vast amount of data is generated. Traditional operation and maintenance methods reveal their limitations under these demands. The design, detailing, production, and assembly of prefabricated components generate extensive engineering information, which requires advanced management and storage solutions during the operation and maintenance phase.
Integrating BIM technology enhances project management efficiency and quality, improves equipment maintenance, and enables effective control over quality and energy consumption.
