The first phase construction project of Zhuhai Gree Sanxi Science and Technology Innovation Town, now renamed Gechuang Integrated Plaza (S1 plot), is situated in the startup area of Sanxi Science and Technology Innovation Town in Xiangzhou District, Zhuhai. This project aims to set a benchmark for industry-city integration. The land is designated as M0 for new industries, with a plot ratio of 4.0, and the development will consist of 70% industrial use and 30% supporting facilities.

After being awarded in November 2018, the project is currently under construction and is expected to be operational by June 2023. The site is enriched with natural mountain and water resources. To the east lies the “Manshu · Xili” project, which includes the former residence of Su Manshu and the Jian Family Ancestral Hall. Future plans include a mixed-use complex featuring commercial, hotel, and office spaces.

The design process, from bidding to final construction, consistently reflects the initial design concept, showcasing the optimal spatial arrangement. This outcome is the result of a collaborative effort between the designers and construction teams.

Vertical and horizontal layout
Starting with the overall master plan of the startup area, the design seamlessly integrates architecture with greenery, progressing from “blending with greenery” to “linking greenery,” and finally to “embracing greenery,” aiming to create a vibrant cityscape defined by natural landscapes. The entire startup area features a planned 70-meter-wide central park, which we aim to extend as a green corridor. Consequently, the buildings are designed to gradually retreat towards the central park, forming an expansive urban green valley. This planning concept directs the vertical and horizontal layout of the development site.

Vertical and horizontal layout comparison
Comparing the twin tower layout with the vertical and horizontal layout reveals that the twin towers tend to overshadow the surrounding areas, disrupt the continuity of greenery, and block important sightlines. To address this, we introduced the concept of “horizontal skyscrapers”: expansive, flat creative workshops that appear to float, creating a green island effect. This approach maximizes the restoration of green spaces to their natural state.
Additionally, the elevated floors are designed to suit the subtropical climate, providing ventilation, natural lighting, shading, and protection from heavy rain and sun exposure. This creates a microclimate with excellent air circulation, offering comfortable spaces for rest and relaxation.

Industrial space concept
The conceptual design included three product lines: a 150-meter super high-rise industrial R&D center, a large flat-level creative workshop, and a standalone corporate headquarters. The final implementation plan removed the standalone corporate headquarters.

The large flat creative workshop caters to creative enterprises, optimizing single-floor area usage, reducing building height and number of floors, and providing a multi-layered spatial experience. By placing the workshop around an atrium, natural light and ventilation are maximized, creating a transparent, open, and efficient workspace. The open layout can serve as a full-floor open office or be subdivided into units of varying sizes to accommodate diverse business needs. The space allows flexible partitioning and combination.
Setting a standalone corporate headquarters along major city roads enhances corporate visibility, creates a strong brand identity, facilitates external visits, and suits high-end enterprises entering the park.

Commercial facilities
A diverse range of commercial supporting facilities are arranged across the first floor and the first and second underground levels, fully utilizing the site’s terrain and height differences to maximize multi-level commercial spaces. The parking garage connects seamlessly with the commercial area, enhancing convenience and efficiency, and creating a vibrant living environment.
One end of the commercial space connects to the city node square, while both above-ground and underground passages link it to the “Manshu Xili” creative block. This design effectively channels foot traffic into the park and establishes a sheltered commercial pedestrian street.

In the later stages of design development, the vertical and horizontal layout concept remained consistent. Based on input from the construction unit and investment conditions, the standalone corporate headquarters was removed, commercial spaces were expanded, and a richer commercial experience was created.
