The Benefits of Using BIM After Construction Completion

Currently, domestic BIM is primarily applied during the design and construction phases. Extensive and in-depth research has been conducted on BIM within these two stages. While I won’t delve into the benefits of BIM in design and construction here, today I will focus on its advantages after the construction phase.

1. Enhanced Data Coordination and Exchange: By establishing comprehensive BIM data models, the design phase is divided into various specialized areas, such as structural design, MEP (Mechanical, Electrical, and Plumbing) design, and energy design. This modular approach facilitates efficient organization, exchange, and scheduling of data across different stages. As a result, accessing data from any stage of the building lifecycle after construction is both convenient and rapid.

2. More Effective Building Management and Operation: BIM models offer a complete set of building information, capturing details from initial planning and design through to completion. This continuous record enables users to verify whether the building functions as originally intended. Leveraging this comprehensive data allows for more efficient and informed management and operation of the building throughout its lifecycle.

3. Integration of Building Operation and Management Systems: All modifications made during design, construction, and other phases—as well as the final as-built conditions—are fully documented within the BIM model. This ensures that spatial and system information is thoroughly recorded, providing a solid foundation for subsequent building management and operational systems. Looking ahead, the aim is to establish automated operation and maintenance systems, potentially allowing remote management of buildings. Although these advanced capabilities are still under development, BIM presents an ideal platform to support their future implementation and will help accelerate the adoption of these technologies. Over time, the power of information technology in this field will become increasingly evident.
